Trainee Appraiser Hours

I took that 4 hour class a few years back when I had a trainee. It did not cover anything useful Iike that. It was a useless class for both of us.
Yep. Nothing on hour keeping was given in our class

Most of my hours were in the 90s - pre computer days when we had to actually drive to the courthouse 25 miles away and search records manually and we actually did almost always take a day or more to complete a residential report. But even it if took 12 hours, I logged only 8. They would question people over anything beyond that. And that was Arkansas. In Oklahoma, you were also allowed to add the travel time to the log. Arkansas did not allow it. Since I do rural property, there were often one to two hours on a report I could not claim in addition to the drive time to the courthouse.

Yea that sounds like a lot of time for each report, nowadays if you really try you can get a residential report done in 4 hours including traveling to the property. I'll have to look into if Florida allows putting in travel time to the hours.

Remember this stuff was written when there was no appraisal software, no MLS import, hand drawn sketches, and pasting photos from Fox photo in the report. I remember having to go through the drive-thru multiple times a day as a trainee, lol
 
Each assignment is different so the hours should vary.
If each takes 8 hours every time, it doesn't look right. Not every appraisal is the same.
 
I trained my brother and told him from the git go to log every hour, regardless of the accepted 8 hour norm. He also completed every report, start to finish before I looked at it. The statement of his involvement included in each appraisal included every significant task he was involved in...inspection, highest and best use, neighborhood analysis, comp inspections, adjustment development. Conclusion of value, reconciliation. That way, we had an exact record of what he did as he had a file up to the time I received each for review. We left little allowance for "interpretation" by a bureaucrat.
 
8 hours is the maximum number of hours allowed for experience per SFR. If you notice, the 'actual' hours add up in excess of 8.
And the AMC member of the board will take that 4 hours to complete an entire appraisal as truth, so please, take your time and don't rush. It is better to be accurate. Also, do not put an "ugly" report on the log. They will magically request that one to review, especially if a competitor of your supervisor is on the board. I always thought it to be a mighty big coincidence that not 1 cookie cutter new home appraisal was requested for review. Hmm.

Randomness is a fickle thing when government gets involved!
 
In the beginning, the trainee takes more hours to do the reports. The more recent hours should be shorter than the beginning.
Like an appraisal report in convincing the reader, there should be a story in how the hours differ.
