In this neck o' the woods, Straight Ranches and Split Level Ranches (one story split foyer LR,DR,Kit on one half and raised Bedrooms n Baths over partial basement and usually 1-2 basement level (or on grade) garages) compete for the attention of the same buyers who seek main living area above grade and half or full below grade basements.

The same builders also offer Split Level Contemporary and Split Level Colonial designs as well as Split Ranches.

Savy builders build all the above Designs above grade on slabs increasing the above grade living area by 50% and larger attached garages with storage areas on slab.

Buyers of true 2 story conventional Colonials and Contemporary homes (over full basements) do NOT purchase Splits.

Full 2 story homes without bedrooms on the first floor face the same stair challenge as split levels. Younger families don't seem to mind, but older people are not interested in interior stairs, or lots of stairs to get to the front door.

No price difference in my area compared to a typical 2 story but often sell for less than a single story ranch because anyone that has ever owned a tri-level never wants another one :)
