U/W wants appraiser "on the hook"

And my reply would have been:

Dear Mr. Lender,

Perhaps you can share with me what your concern regarding Comparable 2 is, and exactly what the lien has to do with our subject property. What might we be accomplishing here??

The scope of our appraisal assignment does not include title services.
Dear Appraiser...
We changed the SOW. Did we forget to tell you? Oops.
Anyhow, we don't have to, it's in the very fine print, of the contract you signed.
You are now responsible for Title, Insurance, Closing Services, and Funding the Loan.
We trust you have $396,533.21 readily available for this porpoise.

Think about what you put in your report! Sometimes the stips are really something we could have avoided if we just kept our mouths shut. Why would you even have mentioned a "lien" on comp #2?

Tha'ts just it, I NEVER mentioned that Comp 2 had lien in my report..why would I - I don't run title searches.....the underwriter brought it up.

I have no idea how the UW knew (or if Comp 2 actually had a lien.) I pretty much responded as you said.."not part of the scope of work and it wasn't the appraisers responsibility to make that determination." They never pursued it beyond that either.
 
Call for a mold inspection. That will shut them up.
