U/W wants appraiser "on the hook"

Had a house on a side hill with an inch wide crack in the basement foundation wall going from ceiling to floor and then continuing across the floor. I called for an inspection by a qualified site engineer . I noticed that construction on a new home next door had just begun.
I get a request about a week ago to do a completion inspection on the house and the crack. Tried to explain to the underwriter that I am not qualified to verify or judge an inspection report by an engineer and I am certainly not qualified to judge any remedial action that might have occurred.
I loved the response from the underwriter , " oh"

The underwriter probably knew about the lien because he read the title report.

That is a part of their job.

However he assigned the problem to the wrong fixer.

This was not about the subject property. This was about comp #2.

This is a QLC conundrum. They have increased there vigilance to areas of a legal nature. The attorney probably said "my Fee is $200 I can give you my opinion in four days. Will that work for you?"

UW; Duh, lets call the stupid appraiser!

Quick Lean Cheap = QLC

morons, just plain old garden variety morons!

Perhaps you can share with me what your concern regarding Comparable 2 is, and exactly what the lien has to do with our subject property. What might we be accomplishing here??

The scope of our appraisal assignment does not in title services.
I donno...I can run a little title right quick. I would call back and say, I'll go find out for a fee. In my case about 60 mi. mileage - 2 hours time, and I will check the lien.. Cost ya $85 an hour...no problem right?

Not your bad, I was just clearing that up. What is funny about this is that we are even discussing a request that should never have occurred in the first place. QLC is the problem.
