UAD 3.6 discussion

Appraisers have expressed multiple concerns regarding the new 3.6 report format, primarily centered on the significant increase in narrative requirements and the risk of additional liability. The redesigned form requires more detailed explanations for condition, quality, market trends, and adjustments, which increases report complexity and time required per assignment. Many appraisers are concerned that the expanded commentary expectations will lead to more revision requests from lenders and AMCs, particularly because the new form eliminates many structured checkboxes and replaces them with open-ended fields. There is also uncertainty regarding how examiners and underwriters will interpret the new data points, and whether inconsistent expectations across clients will create conflicts or unnecessary revision cycles. Additional concerns include a lack of clarity on how to address hybrid or third-party data collection, how the new format aligns with USPAP, and whether the increased workload will be supported by higher fees. Finally, appraisers worry that the more narrative-driven format may increase the chance of subjective interpretation, potentially leading to elevated E&O exposure if an underwriter disagrees with an appraiser’s professional judgment.

Many appraisers are also concerned about the financial and time burdens associated with transitioning to the new 3.6 format. The updated report structure is designed around mobile data-collection workflows, which for many appraisers means purchasing a new iPad or compatible tablet, updated lasers, new software subscriptions, and accessories. These costs are occurring at the same time that many AMCs are not increasing fees to compensate for the increased reporting workload. Beyond equipment, the required training classes, webinars, and software updates represent a significant time investment—often unpaid—and many appraisers expect a steep learning curve as they adapt to the new data fields, narrative requirements, and workflow changes. For appraisers who operate independently, this translates directly into less billable time, slower turnaround during the transition period, and increased operational costs that may not be recoverable.

I’ve done a few appraisals for accurate group over the years. None in at least the last 3 years at least. They still send them and bull**** quotes all the time. They get ignored. They give class a real run for their money for the title of biggest piece of dog**** AMC out there. Makes me wonder why anyone from the GSEs would associate with them.

AIMSdashboard Expands UAD 3.6 Workflows with Scarcity-Management and Process Control Enhancements​

AIMSdashboard announced more enhancements expanding its UAD 3.6 Appraisal Modernization workflows, creating readiness for lenders and appraisers to actively participate in the Government-Sponsored Enterprises’ (GSEs) Limited Production. This milestone release (v7.2.6) introduces new workflow enhancements to address early scarcity of qualified appraisers while providing greater transparency and control throughout the Appraisal Request Cycle (ARC).

From Form Numbers to Attributes

For decades, appraisal assignments were communicated through numbered forms that conveyed loan program requirements, property characteristics, and scope expectations. With UAD 3.6, the industry is moving to a dynamic, attribute-based model. As the release notes explain: “Having such a long history of using form numbers to communicate Appraisal Report format and scope expectations, the move begs the question, ‘How do we order or accept an appraisal assignment without a form number?’”

Appraiser Attestation and Lender Approval

Consistent with AIMSdashboard’s layered competency due diligence model, appraisers must attest within their profiles that they are Ready (trained), Willing (interested), and Able (equipped with GSE Verified software) before being eligible for UAD 3.6 assignments. Only after this attestation does the appraiser become a candidate to lenders in the approval view, and for filters in OON and Manual selection.

This approach ensures that lenders can only approve appraisers who have explicitly demonstrated readiness, willingness, and ability—strengthening compliance and reducing risk during the Limited Production rollout.

ARC Workflow Enhancements

To address the likelihood of scarcity during the beginning of the rollout, AIMSdashboard has consolidated ARC processes to streamline use cases including the allowance for incomplete ARCs and unissued appraisal requests.

Unique workflows and status milestones refine controls to build upon higher resolution logic to orchestrate transition complexity and to feed directly into greater automation opportunity. These expanded workflows will be equally applicable with Data Collector Hybrid Appraisal processing and as the workflow conduits ushered by upcoming composable AI Agentic functionality.

In the case of Hybrid Appraisal assignments, “Ready, Willing, and Able” considerations have different criteria driving each conclusion, but the decision tree persists.
