UAD 3.6 discussion

So where is the addendum where we can disclose that we are not surveyors or engineers and the front door elevation is an estimate and should not be used for any other purpose outside the appraisal report. :unsure:

Estimate eight more years for them to figure out how to add an addendum page for UAD.7

While the requirement to disclose the door elevation is stupid and serves no purpose in most areas (except perhaps if the property is in flood zone), completing this information should be easy for appraisers as it simply requires the selection from a drop-down list and no one is going to get into any sort of hot water if they choose the 3-4 ft. dropdown and the door was actually 4.1 ft. above grade, plus the UAD 3.6 specification contemplates that the reported elevation may not be exact as the spec. specifically includes the word "approximate". You guy who are worried about exactly what is or is not required by UAD 3.6 would be well served by actually looking at the UAD 3.6 specification, which can easily be found on Fannie and Freddie's websites.

**ACI Workbench Pros-**
* Web based and their user interface looks great.
* Linked to First American data and allegedly has an API connected.
**ACI Workbench Cons-**
* I was signed up for the private demo, and typical ACI fashion, all of our computers crashed. We did not have an opportunity to even use the software.
* No cloning allowed from previous reports.
* I was hearing through other attendees that they will not be ready for September 8th.
* Does not have its own sketching platform.
* Was told that they might raise prices.
**Overall ACI Workbench. Score 6.5/10**
* I was not impressed and not surprised that all of our computers crashed during the demo, but the overall user interface did look pretty cool. But was really disappointed that I could not use the software and it was crashing.
**Aivre Pros**
* User interface looked the best overall and is web based.
* Is using AI and Gen AI to help fill out the report. Also has a mobile app.
* Hands on demo and actually got to interact with their software.
* Appraiser Led.
**Aivre Cons**
* Does not have Lidar Technology for scanning a floorplan.
* Pricing is unknown but was told it would be price per report for Limited and Broad Production.
**Overall Aivre. Score 8/10**
* Overall, I thought this was the most innovating software. They are leveraging AI to help us fill out the new report as opposed to hand typing over 1000 data points in this new UAD 3.6. I was actually by the GSE's to go check them out. But curious about the pricing.
**Bradford Technolgies (NightHawk) Pros**
* Led by Jeff Bradford who is a legend.
* Somewhat of a hands-on demo.
* One of the few software vendors giving demos.
**Bradford Technolgies (NightHawk) Cons**
* Seemed buggy during our demo but is fixable
* Looks outdated
* No pricing discussed.
**Overall Bradford Technolgies. Score 6.5/10**
* Seemed like they were bringing familiarity from ClickForms into Nighthawk. Also again, is led by a legend.
**Cotality formally known as CoreLogic** **Pros**
* Booth looked really cool with cool branding.
**Cotality formally known as CoreLogic** **Cons**
* I was expecting way more regarding UAD 3.6 and getting my hands on their software.
* They really pushing their Scan to Sketch tech which we all know crashes
**Overall Cotality. Score: 5/10**
* I was expecting way more from Cotality and showing off their UAD 3.6 but was disappointed.
**Freedom Pros**
* Allegedly can complete a 95% report in 8 minutes. We'll see if that is possible.
* In house mobile app but not completed.
* Appraiser Led.
**Freedom Cons**
* Was told by Andy they had an ANSI compliant sketch but was told by their developer they do not.
* Looks outdated.
**Freedom Overall. Score 3/10**
* Was not impressed. His projector kept overheating.
**SFREP Pros**
* Was told that they are GSE compliant for Limited Production.
* Their demo did not crash and seemed good.
* Pricing seemed reasonable
**SFREP Cons**
* Everything is manual. Might be tough to type over 1000 data points and does not seem innovating.
* No in-house mobile app.
**SFREP Overall. Score: 7/10**

Any software that has a web based only inspection app is a no go for me. Can't always get a signal in rural areas
 
I spoke to my software company this morning.(Alamode)
There is no ability to clone or merge with a report or template. Each appraisal will start from scratch. They said there will be a drop-down menu you can add saved comments from (I'll believe it when I see it).
Not being able to merge with a boilerplate template might slow the churn and burn crowd down, which would raise prices. But the churn and burn crowd always finds a shortcut. There will be appraiser attrition ( I might be one of them- depending on whether this is workable. )

I played around with their app and opened the JavaScript console in the browser and it was bugs galore... Also, it does not feel like a product for appraisers, but one to replace them - it auto selected comps with no user control. Maybe it's just really beta and early.

Is Freedom still vaporware? They seem to have been in development since 2018. Reached out to the owner last week about integrating with Appraisal Inbox but he was oddly cagey (all the other big names were very open about the possibility after new UAD stuff drops).
