UAD 3.6 discussion

Are you used to getting something better, higher quality, for a cheaper price?

You realize that’s the position you’re arguing right now. I realize why our GSE buddy says stupid **** like that, he’s been for sale to the highest bidder for 20 years. But why do you do it?
I am not arguing anything, what I am saying is that unless you have definitive proof that AMC's produce appraisals that are of an unacceptable quality or that appraisers who work for lower fees prodcue substandard work, then have got nothing that is going to convince the GSE's, lenders or the regulators to do anything.

In any case, lower price does not always mean lower quality. Just think of the American automobile makers who produced overpriced, garbage quality vehicles during much of the 1970's and 1980's and got their collective asses handed to them by Toyota, Honda and Subaru who sold cars that were cheaper and were of much higher quality.

In any case, the lender does nto always need to buy a Lexus when a KIA will do........For the typical subruban cookie-cutter home, a very basic quality appraisal will do the job just fine. Complex assignments are a different story.

Don't bash them until you have tried them.

What's not to like? Naan is a soft, leavened flatbread traditionally baked in a tandoor oven, known for its pillowy texture and often brushed with ghee or butter. Made from flour, yeast, and yogurt, it's a versatile accompaniment to Indian curries and other dishes, perfect for scooping up sauces or used as a wrap.

it's delicious
My wife loves Indian food and I must say that Naan is pretty delicious.

sign up with class...and report back :rof:

Ps....

I thought that appraisal modernization was suppose to save the borrower money and reduce costs for the borrower?

Lol. An't that some crap when the AMC is keeping the overages.

Return the money to the borrower!
Yes, it does not seem like Hyrbrid Appraisals save boirrowers much, if any, money.

Costco has them for cheap.

Ps...don't tell anyone. lidl has their croissant doughnut back. Seasonal item. So good, but they go fast.

Homebuilder Incentives Soar As US New Home Sales Disappoint In July, Prices Plunge

The share of builders who reported using sales incentives reached a post-pandemic high of 66% this month...

... just wait for all the homes that default on their mortgages ... sold at public foreclosure auctions ... become bank owned REOs ... prices will drop like a rock :ROFLMAO:

Hot off the presses! Remember, the old indie appraisers who hate change are slowing down progress.

email from Cotality:

"As you're likely aware, UAD 3.6 Limited Production is set to start on September 8th. Despite all our product team's hard work, TOTAL will not be ready on this date. Instead, we expect our XML and PDF output to be fully compliant with the UAD 3.6 specification in November, which is when we expect demand within limited production to ramp up.

Order volume during the initial launch of 3.6 is expected to be very low through September and October. Most lenders will not move to the 3.6 format until after broad production begins January 26th, 2026. The timing of the client ramp up gives us a great opportunity to deliver a better product - prior to January 26th broad production date...snip..."

New form is training appraisers to be $50 inspectors . AI will do the appraisal part for free.

They use phrases like "dynamic data driven ecosystem" to line dance the gullible onto the soylent green trap door.

For as much bull**** that the appraisers have to go through, I almost feel just as bad for the software providers. Imagine being them, and having an invested millions of dollars over this time too perfect appraisal software and work all the bugs out, only to be told, if you want stay in business, you’re gonna have to re-design a whole new system. I assume the GSEs paid the software providers a good bit of money for this change?

I can’t imagine they will ever make the money they have invested into this change off of appraisers.
