The powers that be met their prime objective though. Which was to stop appraisers from making up their own acronyms. Avg +, Avg -, Gd./Fair, Sl.Supr., etc.

However, just like the old system of Excellent, Good, Average, Fair.... the new system of the C ratings has "Grey areas" in between. It's impossible to measure accurately and thus, is subjective no matter what system is used.
Subjective does not have to be a dirty word- in a professional context it means applying judgment and experience to develop conclusions of what we observe.
USPAP instructs to develop the appraisal objectively and without bias, but it does not say "no subjective judgments allowed."

There are many ways to disappear the no good C-5 or C-6 deal killers and all can be plausibly denied if challenged. Put a hyphen in his E Mail or make it go from .Com to .Gov the dirty deeds done dirt cheap guy at the Monkey Desk just inputs what he's given. Ever wonder why nobody's calling or E Mailing you anymore with orders? Is business really that slow?

I can see the revisions now."Other appraisers had the walls and ceiling of comparable 2 at a different condition ratings, verify that the walls are indeeed C4 for comparable 2". I am not doing this POS form for anything below $750.
