UAD 3.6 discussion

That's not even the grid. It's a micro detailing of subject & the comps. This is a subject and comps home inspection grid. And they are paying us how much. And this is taking less time to do> With what, besides detail looking at every comp minutia. And this is only a part of the more easier, better, faster, yada yada yada. F no. Gonna love the subject & comps that is in various states of condition. On most listings you don't get any time line when things were done.

You make the job impossible to do correctly at the low pay, that should kill the hangers on.

The clowns at FNMA are all cubical appraisers. Is anyone really going to be able to exact a wall condition adjustment?

With fancy cost depreciation software.

Anyway, what's coming is a result of the echo chamber they live and work in. While many of them claim to be appraisers you won't find any who have worked in this AMC/REVAA dominated mess the industry has become.
 
Word spreading around is we will be able to complete the new UAD in the field with fancy-schmancy software and iPads. Take a look at the grid, think that's possible without mailing it in? And imagine the detail required for a 4 unit and the comps, what a mess. Edit: Oops I forgot, don't forget to adjust or explain why not in detail for every difference in ceiling height, wall and flooring, cabinets, etc. View attachment 101798
I fail to see where filling it out in the field is faster than filling it out on a desk computer. Who wants to spend so much time at someone's house on the report plus sometimes they want you to leave if meeting a RE agent etc
My software company recommend using a tablet but it can be filled out on rebular computer. Its the same software.
I am more interested in whether the software will offer drop-down comments that we can save.
 
I can see the revisions now."Other appraisers had the walls and ceiling of comparable 2 at a different condition ratings, verify that the walls are indeeed C4 for comparable 2". I am not doing this POS form for anything below $750.
You won't be doing more than a few year so you'll never get up to speed.

More software and tools to pay. Hope my appraisal fees will bump up with the new time-consuming form.
 
I was looking at this appraisal report provided by AMC.
I' wasn't asked to review it but a request to do something else.
I couldn't help myself because I'm familiar with the location and I would have done things differently...a much better professional report.
Good thing I'm not a review appraiser because I would put that appraiser at minimal amateur competency level.

Instead of UADs and extending the forms, GSEs should tell appraisers how to do an appraisal. Not checklist and dotting the i.
GSEs priorities are wrong.
Should hire King Appraiser to clean up the low appraisal standards acceptable to lenders.
