5. State internet speed for the subject. How can we get know this? Ask owner? Are we qualify for home inspection?
First time I have seen this one--seriously?!

So a practical questions becomes--for ANY of this newly required data, why ask it if there is no impact to value, and there IS an impact to value, why is not in the sales comp grid.

We know the answer--because every report feeds into a gigantic GSE controlled model, not because any particular lends expects or wants us lowly appraisers to actually attempt to derive an adjustment for height of front entry above grade or the particular forest where the studs in the framing were cut from.
 
It's true that not all offerings have Spark mappings, but several of the softwares have similar functionality built into the software. I know AIVRE, SFREP, and Reggora do. Pretty sure Freedom does as well.
 
Can't use spark or any 3rd party data. Did The GSE let any use appraiser input?
I just pulled a 3.6 report from NV, and it contained several charts and graphs from a third party application. I am not sure how anyone could restrict an appraiser form using such data in developing an appraisal.

If the issue is that you do not know how to transfer results from a third party application or data source into a report, then I suggest contacting your software provider; the specific method of doing that varies from one software to another.
 
Interesting. No punishment for being a rural property, but if it doesn’t have high speed internet they can quite possibly play devious games with rates, terms, etc. Flyover country discrimination.
 
One more thing: Once you start the file, you can't edit / revise the subject address, like change ST into Street. Then, you have to totally start over the whole report. several hours wasted since everything is manually input now.
 
20% of us in rural areas are going to have a hard time with data integration or the lack thereof. Using multiple MLS for overlapping data, complete absence of online public data (yes there are areas where you still have to walk through the metal detector at the courthouse and pay $0.25/side for tax cards) are instant issues I will be dealing with.

Lenders think everything is cookie cutter and data is free.

The higher the internet speed, the higher the value :)
Maybe it means the cellar phone signal level, like 4 bars or 2 bars. This is important to the home buyer. Which could be impact the value. But why we appraiser shall determine that? We are not realtor or home inspector.
