UAD 3.6 discussion

When I start seeing comments like "I did a 3.6 and it worked fine" I'll tune in. Otherwise I could care less.

No ****. Even the ones they put on the podcasts talk about how difficult and time consuming it is. So those are the best case scenarios. And knowing what I know about who we are dealing with, I assume some may be instructed on what to say. :rof:

I'm waiting for - I went to the house, spent 20-30 min on the inspection, came back to the office, spent 2 hours on the report and collected my money.

Was modernization for everyone else but not the appraiser?

First time I have seen this one--seriously?!

So a practical questions becomes--for ANY of this newly required data, why ask it if there is no impact to value, and there IS an impact to value, why is not in the sales comp grid.

We know the answer--because every report feeds into a gigantic GSE controlled model, not because any particular lends expects or wants us lowly appraisers to actually attempt to derive an adjustment for height of front entry above grade or the particular forest where the studs in the framing were cut from.
Correction: The question should be: Broadband Internet is Available? Just check Yes, right? But in reality, how can we know Yes or No? Ask homeowner?
 
I recently completed a CE course on 3.6, no surprise, it was what I expected , but I preferred getting CE credit instead of wasting time watching a video. I’ll say this much, I’ve learned more about 3.6 from the numerous posts in here about it and can conclude it’s still a work in progress and a messy one considering they’ve been working on it 8 years. My plan is much like the zebra in the herd who must cross the Mara River, I’ll wait until the eager volunteers feed the crocs before I attempt to cross. Bon appetit.

Yes. I am taking 3.6 course now. Knowing fact / knowledge is one thing. But how can we handle double or triple the workload and responsibility? Will fee double and triple as well? Right now just make everything ready, then keep side line... Let software vendor stabilized first. Right now doing all the report in the cloud. Still have some interruption which make report even slower.
 
I asked the tech person at ALAMODE why it is taking them so long to work out getting the Data Source to populate a comp we chose into the sales grid of 3.6. He told me it is because the designers of UAD decided to change the name of nearly every item on the grid and on every page . Like calling a garage a storage unit and other odd things. MLS calls it a garage, so how can the software like Data Source or any of the programs translate?

Pushing the date from Nov 2 till after Jan 1st to allow full software functionality from the programs most appraisers use ( and have paid for with year-long contracts ) makes sense ... which means it probably will not happen!
 
They are intentionally monkey wrenching the appraisal process so they can get rid of it, or narrow it down to a few software providers and mammoth appraisal management companies. The independent appraiser is not going to be able to compete and will be forced to join the cult. Still not sure how they are going to worm their way into general practice, but I'm sure they are trying.

Does anyone have some comment(s) about new UAD 3.6? Seems overwhelming? Too many iterms or boxes to fill out?
On my 2nd one and I went from 2 hours to complete a 2.6 to 8 hours for 3.6. Every thing on Grid has to be imputed by hand. Wish we could all together scream at the GSE, Fanny and Freddie mac for this POS!
 
Right now doing all the report in the cloud. Still have some interruption which make report even slower.
Uh Oh..... I can already tell your home value is not that high with that sketchy internet connection... :)
