UAD 3.6 Inspection Worksheet (free)

I will be curious how all this works itself out. But I will be sitting it out. I don’t need the stress in retirement. I did my last appraisal this week. Many of my renewals come due in September. And I am gone quite a bit in August, so good time to be done with this.

A 24 page inspection sheet (even if 5 pages are cut out) tells me all I need to know.

Personally, I couldn’t imagine going into the field with this. If I were doing it I would use something like Total for Mobile. I don’t see how you paper and pencil guys will keep all this straight.

But it is thorough.
 
I do not believe a field inspection, appraiser walkthrough, or visual observation, whatever you want to call it, will work for the UAD 3.6. Because it is dynamic, it will not include sections such as waterfront information and outbuilding questions if they do not apply to your subject property. That already removes three to four pages from this worksheet. Thank you for providing it, but I do not believe it is a viable solution. We should pressure our software providers to provide a solution. Maybe allow us to create a quick order startup that asks only the basic questions to get us out the door and includes a printable inspection form based on our subject property, not a general one. What do you think?

Personally I think one needs a dynamic inspection form in the field and that means a mobile app. At least in the area that I have done appraisals (rural and waterfront) with lots of outbuildings, ADUs, etc. Just trying to keep this all straight with a 24 page form is crazy. Then one has to re-enter all that back at the desktop. That's going to explode time just filling out the form. I am a one and done kind of guy.
 
Purpose of new UAD 3.6 is to help everyone to be an appraiser not just the inexperienced.
Real appraisers can easily see the important pertinent factors in appraising.
New form forces even retired guy like Charles to follow step to step in considering everything in real estate in their appraisal thinking.
Real appraisers don't need the hand holding.

But it just goes to show how tedious and over the top the 3.6 is going to be. Also, based on the cattle call blasts posted here on the AF..... the powers that be certainly don't want to pay for all this extra work. :(

I did see on Facebook some appraisers are actually getting higher fees for 3.6. Still not enough imho, I don't know why appraisers are so meek about asking to get paid their worth.

Total already has the mobile app. It is far better than trying to carry a 24 page printout into the field. And when it is synced with the desktop you don’t have to re-enter, re-draw, or place the pictures with labels. Already done. Now I have experimented a bit with it, and it seems pretty logical. But I haven’t done an inspection with it. I’m sure there is a learning curve. But it is far better than a 24 page behemoth in the field. And no re-entering back at the office. So the idea is there. Whether the execution is great, I can’t say.

Problem is if you don’t use Total that is going to be a problem. And if you use ACI they have a completely different program format for the 3.6.

SFREP is the only other desktop that I think you can get a mobile app to work with it. That’s what I saw on their website.

Frankly, I think it is going to come down to the company that can provide the best inspection tools.

But you are right, the software developers need to be on top of this.
