UAD 3.6: No need to drive comp photos

The odds increases as you get near 5 PM when homeowners get back home.
I just stop and tell them what I am doing. I say something like "Hi, I am appraising a home around the corner or close by and your (this) house recently sold or is rented and I am using it as a comparable. Do you mind if I get a picture?

Response: "That's fine"

Response "Can you please step a little to the side"

Summary response: "Thank you very much"

Sometimes I get a narrative on condition of home or how much they love the home or don't love it. LOL

They weren't thinking about appraisers when they removed the requirement. Honestly, there's not going to much of anything left for appraisers to do when 3.6 is the standard. I know some don't believe me, but we're moving from an appraiser driven process to a software driven process and most tasks in 3.6 will be automated either by the software or a plug-in. From a LinkedIn post (my bolding), ".....helps automate: Market definition & analysis. Comp selection and market conditions. Time and feature adjustments. Workfile ready charts, maps, and 1004MC support." So if you really want to train up for 3.6, take this or a similar class. And pay close attention to who thinks it's impressive:

Paul is a nice dude and truetracks is probably good tech. But... should people in policy positions be publicly endorsing specific technology providers?
 
It's called a telescopic shot, could do it houses away. Also, keep the camera inside the car, take from the other window, then crop out your window frame in that photo.

Or hiring them. But here we are. And never a single peep about how AMCs and REVAA are mugging consumers and boots on the ground appraisers.

I think that's the primary reason you haven't seen DW endorsing any one tool. I get that Lyle just wants to promote good technology, but that's prolly: (a) creating an unfair advantage WRT similar offerings, and (2) may cause appraisers to rely on technology they don't understand.

Does anyone really understand all of the outputs TrueTracts or similar software produces? I’ll wager there may be a unicorn or two out there, but the vast majority do not understand Bayesian Adjustment Framework, Theil-Sen Regression, and several degrees of Polynomials with widely different trend lines.

They may have gotten better since I tried it. Back when it was free, I used it a few times. Crazy results as I recall.

It just makes wander if these people are getting wined and dined at the various conferences by software providers (which is why I don't attend or sponsor them, perhaps I should and just take a good shower afterwords).
