As in housing, based upon the appraisers experience, both underwriters above and below the predominant intelligence level are in demand and thus are considered to be employable. The subject home, is much like you, below the neighborhood range but still marketable.

Maybe it's because it is late and I am brain dead trying to explain a hairball property, but this thread is just hilarious. I keep picturing an underwriter trying to fathom what PE wrote and not getting it..........:rof:

While I understand how the lender views predominance and what significance a predominant value may represent I think there is way too much emphasis placed on it by the lender. However, if one were to use a narrowly defined neighborhood area this should help alleviate the inconsistencies to an extent. When the predominant value is not supportive of the opinion of value a comment is required. It's a simple matter to explain. Explain and move along. If the UW still complains about it after that then one much ask "Does she float like a duck?"
 
Just another reason why I ALWAYS express the "predominants" on the forms as a range.
