Yeah, what does the market tell you? Do you have sales of properties with additions done without permit?

FHA does not address permits directly. FHA does address marketability and valuation of additions and conversions whether done with or without permits.
Yes, that's is what I understand from my reading as well. Haven't located any non-permitted additions especially with similar appeal
 
Well, keep us posted on what happens.

How well does the local authority police its permits?
 
I could see an issue if a neighbor complains. I will check with them on that, thanks

That looks like an enclosed patio to me. Does it have electric outlets?
 
Yes, with room a/c. As you can tell from just these photos, roof lines and guttering all directions, electrical wiring questionable. I have a handle on possible needed inspections but can not grasp the marketability issues. Maybe I'm bringing too much bias in the appeal aspect.

In general, "not permitted" is not synonymous with "not permissible." Does the local authority allow enclosed patios and will they issue retroactive permits?

Yes, but most likely will require and engineering inspection
 
Do you have an interior photo of the enclosed patio you can share?

Have you asked the seller who did the work (contractor, self, friend, etc.)? If the person who did the work is qualified by license or work experience, that counts. How long ago was the addition done?
