Unveiling the Truth: The Controversial Role of Data Collectors in Real Estate

The AMC relationship is contentious because

1) The AMC engagement process is insulting and unprofessional.
Unfortunately, and to the shame of many AMC's, you're not off base. I tend to believe there ARE some good AMC's, but those are generally regional in nature and tend to be on the smaller side.

2) AMCs are generally working with a beaten down group of appraisers. (Different group of appraisers than the banks).
It's the same pool of appraisers, Bars... at least as far as I know there aren't two different pools of appraisers - one for AMC's and one for lenders. I understand there are those who say they don't work for AMC's - and I'm sure that's the case for some - but my experience is that most appraisers do both AMC and lender work.

If at the bank, a manager is processing 800-1000 units per month, and at the AMC there are 4000-5000 units per month, then the obvious answer is that you need five managers processing 800-1000 units per month. :)
So there's this thing called economies of scale that really does make it possible to manage more units with relatively fewer folks. All has to do with processes and technology. :)

See Post 67 for a better explanation than mine.

BTW I'm sure you're dressed fine but please send a pic to my emissary GW for his review. :)
I just responded to post 67, and I didn't see anything about attire in that post? Sorry - I'm somewhat thick sometimes (not in a physical sense, but a mental one).

As to sending a pic to GW - I'm guessing you don't think he likes the muzzle?

This is how a Professional appraiser looks. Notice She even measures the windows. That's why she makes the big $$

It’s not really a surprise, when you’re paying somebody $50 to do something, your workforce is going to consist primarily of felons and other various forms of lowlifes. Let’s not pretend that everyone doesn’t know already know that.

But just so you know what these people think of you, when they’re speaking in front of appraisal boards and other regulatory bodies, they refer to professional appraisers as labor

I’m in favor of AMC is getting a background check on their appraisers as often as they want. Of course, like every other company ive ever heard of, they pay for it. I’ve been background checked, fingerprinted, and drug tested for multiple companies in my life. I’ve never paid for it.
