I thought we were talking about comps.


I have no idea what version of USPAP you are quoting. the 2016-2017 FAQ 176 (page 291) is about using an MLS photo for a comp.

No he is not. He isn't the one bringing up the FAQ, he is the one showing that they do not relate to the conversation.

If you think it's all perfectly acceptable to not inspect the comps from the street and just use google earth or MLS photos instead why do you bother to do it at all (as you stated you do sometimes)? Including describing your method in the report.

Sometimes its necessary to provide a credible report. For instance, sometimes there is a street I am not familiar with or sometimes I need to go see what the comp looks like or maybe there is something I can't determine from the online stuff. In otherwords, when I don't feel like I have enough information or not as familiar with the street/subdivision as I would like to be, I will do my due diligence.

I don't condone anyone putting together a halfass report.
