I would favor a 10 year USPAP edition.

After all, how do you build public trust when you change the rules every two years for almost 30 years?

Not that I disagree with you either, but,

cite the GSE requirement that disallows review of MLS or other materials concerning a comparable property is less than required for comparables.

But it's been my recollection that all through this Mr. Hell yeah, said he did state when he did or did not go see the comp, so what is he not complying with?

Perhaps it's a case of the failure to RTFR works to the appraiser's short term advantage. But I'd suppose that the Fannie super computer will eventually ferret those appraisals out - all the sooner loans that go into default.

His client accepted it.

Immaterial

Somebody is funding those loans, so it's all been accepted. If it wasn't acceptable to his clients, he would not be here discussing it, but rather would be in remedial classes.

Immaterial in the context of the GSE SOW.

So who am I to judge? I haven't seen it.
