Using MLS Photos

FWIW, nowhere can it be shown that "driving by" is the same thing as inspecting: nowhere. We use "drive the comps" as a form of shorthand when communicating among ourselves ("I'm sorry I'm late for the wet T-shirt contest - I had to drive by a comp on the way here and I dropped my video chip in my Big Gulp and had to clean it off.")

FHA wants the original appraiser photo to demonstrate that the appraiser has executed the scope of work.

It's not about the picture. It's about inspecting the property in person.

I agree, but would add that the reason agencies, AMCs, GSEs and lenders have added additional assignment conditions about comp photos is that many appraisers for many years did not inspect the comps. These other erosive requirements (comp photos taken after the date of the appraisal request or inspection, angled photos, and all the rest) are simply the outworking of appraisers trying to be cute with the way they don't do what they agree to do.

That's my opinion - feel free to make it your own.

post what? i already gave you the FAQ and page numbers. don't you have the current version of USPAP that you are supposed to be in compliance with? based on your response it's obvious you don't, so head on over to USPAP.org and see for yourself.

Tell me,
All knowing one,
I need a copy of USPAP to post to forum?

I posted the copy I was citing was 2014-2016 so you did not need to guess.

FAQs are not a part of USPAP, get over it.

And, I don't need to own a copy.
I just need to comply,
which,
is easily accomplished with the list of updates,
until I take the mandated class, which,
won't be anytime soon,
incase you are wondering.

Have a new business idea: home inspection done remotely with video provided by the homeowner. Need to figure a way to convey smell to guarantee a certain minimal thoroughness!

But most FAQ answers will cite the source from USPAP.

Under your argument (and what's his name) you could "inspect" the subject property from MLS and Google photos. Which is fine for some intended uses and intended users. Not fine for GSE stuff.

Not that I disagree with you either, but,

cite the GSE requirement that disallows review of MLS or other materials concerning a comparable property is less than required for comparables.

Thanks.

which has been superseded by the current version, regardless of what your state says about your license renewal.

My typos?

To what are you referring, oh mystic one?

Oh, stop it with this sort of argument - "They don't say I can't use it so I can substitute it for what they say they require." No one said looking at (and relying on) other materials was disallowed - it can be used, but using it does not remove the requirement to comply with the stated scope of work.

I, for one, might favor a 3-year USPAP update cycle.
