you have the choice of whether to accept an order that will be subject to fannie standards.

I drove my comps for a report I am working on last night. My absolutely best comparable needs a new roof. You don't see that on the MLS photo.
No. But the fact that "inspect" is nowhere defined in appraisal land is not a defense for an appraiser not doing what she says she did.
There are any number of appraisers in this astute forum who are capable of writing an inspection protocol for comparable properties. But to plead that the word used to describe expected action is ambiguous is disingenuous. And perhaps whatever an appraiser does when he isn't doing what he knows is required may not have a significant effect on the appraisal result, that doesn't obviate the obligation to do it.
Give me a break you JoycePottsWannabee troll. You need to take some USPAP classes, study the GSE selling guides, and get some more appraisal-specific education behind you and stop listening to so much Alex Jones and InfoWars.

If I had not been a citizen of this community or so long it would be difficult to believe that some allegedly professional appraisers are arguing that inspecting the photos of a property meets or exceeds the require to view the property. I dare anyone with that insane view to write your state board and ask if they agree with you.
It is simple English folks. The requirement is to view THE PROPERTY - not photos of the property - THE PROPERTY
