USPAP actually require appraiser to inspect subject?

Laugh all you want, but part of answering a question at an interview is explaining your answer, right or wrong.


An interview question that used to be popular was the unanswerable question, such as "If you dropped a bowling ball into the Marianas Trench, how long would it take to reach the bottom?"

The unspoken context of the question was not that the interviewer was looking for a particular answer, but rather how the interviewee would come up with and defend their answer. I see the question asked as potentially being such a question depending on the context, and they may or may not be looking for a specific answer as they may well have rigged the question to have multiple possible & defendable answers. By answering with additional contnt to put the answer in context may well be the correct answer, no matter what the simple answer was given. I may be reading too much into it, but that is my opinion of such interview questions in general (aka, is this a simple question, a trick question, or a question in context).

Who is the interviewer?
What is the job/position?

In the CONTEXT of a person being interviewed for a Review Appraiser position where the work is primarily reviews of 1004s & mortgage work then the interviewer may well be looking for an answer that not only shows knowledge of USPAP in general but also specifically what exact interpretation the candidate has on SOW as it applies as stated on page 4 of the Fannie Mae Form 1004 March 2005.

The OP stated the interviewer did not specifically ask about Fannie Mae, etc, but the OP also not not provide sufficient information about the context of the question.

Take a look at how many PAGES of opinion exist on the taking of photographs rather than use of MLS photographs in Form 1004 and the question can well take on a whole different air. It is a subject that is very dependant on exactly how the SOW is defined.

Turkey comes to mind for several reasons.

You can calculate that if you have knowledge of the depths, the currents, etc.

My favorite question came from a lawyer who was questioning me on the stand and I was straining to understand while he was trying to ask me a question about the "Marshall and Swift" method of appraisal, and he finally, said, "Forget the question, I've confused myself.".. :rof:
