We are on the same page.... Hard part of having a helpful and healthy debate online, is too much to cover than my fingers desire to type. This could be an all day discussion which would take WAY too long for me to type.

I hear your points, and I believe we agree more than disagree.

I am simply trying to give a cliff notes version to be useful to the majority who read.:new_smile-l:
 
About time for Fannie to rethink what a neighborhood is. I believe the more appropriate term should be market area.

I agree. This is the simpliest term to convey what would be an acceptable substitute in the mind of the buyer.

I agree that appraisers have been brow beaten to the one mile radius thing, but that doesn't mean that a typical buyer would only consider a home within one subdivision or within a strict 10 block radius.
