VA Appraisal Slowdown

Glenn I have a bit of an issue with "cannibalizing"...in my case, there are areas I have covered regularly for over 20 yrs...as a matter of fact my RLC had suggested doing just what I did-ciutting out a couple towns when I couldnt come close to meeting turn times.
When you dropped those areas, the VA probably had to add appraisers to cover those areas. So you are no longer needed in those areas.

I think this is almost fact. It is way easier to drop areas than add areas usually. There are many factors that come into play. If you want a real rural area, they will probably expand your area.

Sorry to carry on, but I got 2 liquidation assignments in past 2 weeks. That's unusual for sure over the past few years.

Confirmed. Overall slow down across the board except for builders!
What are you smoking? Interest rates don't apply to builders? New construction is down by 30% or more.

Not in all market areas but yes- generally Nationwide. Not where Zoe is located :)

Building permits issued is a good way to gauge new construction activity. That should be relatively easy for most appraisers to gauge.

Agree those predict he future not the past :)

However, in rural areas, all bets are off on building permits.

So now you go back to affordability. Builder is paying more on construction loans. They have to shave profit margin or jack price on new construction. It seems economy is rocking. LOL

Economy is too hot. FED will cool it down. I remember 18% interest rates to cool it down. FED wants 2% inflation. Where is Uncle Billy? I need him right now. Has his dog survived? I'm very sorry for your loss Glenn. I gathered the dog like you as much as Uncle Billy. Must have been confused. LOL
