Someone brought up the link between TSI/Quicken and Metro-West earlier. Is this actually verifiable that they are somehow linked together or just speculation? Are the owners the same or best buddies or something? I am just curious.
 
No--just the disjointed nature of your post concerning the costs of your attending the Expo and your gracious response to Ms. Trice.

I was actually thinking it made perfect sense to me!

Let's see.... I hate all my clients, I am anti social, I can't control my gambling impulse, all the speakers are idiots, all appraisers are stupid,I have no clue how to be polite and respectful of others, anyone who makes a profit must be a cheat.

Did I miss anything?

No I am not trying to sell anyone on coming to Valution Expo. I don't have to. You all do that for me. I want nothing more than to see the appraisal profession that I love return to a true profession with integrity. That means a bunch of folks who are neither ethical, competent or professional need to retire.

It makes me truly sad to see such antagonist attitudes . So I will let you all be. I will return to the Buzz Forum where there is an intellectual exchange.

You and I don't have to turn to AMC work if we choose not to as our license level affords us commercial work, a lot more referral work and picking and choosing the residential clients we want. The typical residential appraiser does not have the luxury you and I have.

That said Ms. Trice is trying to tell appraisers they would benefit by going to an expo that has as its featured speakers and exhibits some of the most despicable companies in the industry.

And every major lender in the country will be there. if you can't figure out how to make 1000 fold the cost of attendance you have a social disorder. Seriously... This is low hanging fruit. The lenders and AMCs recognize that serious professions show up for conferences. They want to do business with you.......

Does anyone believe that if a typical residential appraiser meets with one of the featured AMCs that they will get on a list and start receiving orders? Reality is only if they are the lowest priced guy in a market. I would guess the only thing an appraiser attending would get would be directions on how to sign on to a web site to apply. There are thousands who do that every week to no avail.

Come on Joan, do you really think that someone who goes to that expo is going to meet people at booths and automatically pick up clients at reasonable fees?

The typical residential appraiser goes to the expo and meets with XYZ AMC and the AMC says, OH MY GOD, we met Alice from Grand Forks, Nebraska and we need her on our list at $400. Oh and then there was Jerry from Dallas, Texas, get him on the list for $375. And then there was Debbie from Syracuse, New York, get her business RIGHT now at $425. Finally we have Dennis who works in Peoria, Illinois who needs $350 per report, and he was here and he needs to go on the list.

Most appraisers were born during the day, but it wasn't yesterday.

Above is an earlier post I made that gathered no response, not even noisy crickets.

Btw, Greg Stephens is a......great spokesman for the appraisal community. He is a great American and true professional.

No he isn't, he is an opportunist and part of the problem in the industry.

Appraisers should attend functions.......

They should attend functions that benefit them. For $699 I would suggest that two plus years of AI dues would be a better value. Attend meetings with true professionals where one can meet people, interact and gain. Add in airfare and the other costs and one could pay AI member dues for a decade. Better than meeting an idiot from Metro West or LSI.

I can absolutely speak to the connection between Metro-West and Quicken....the owners of each company are college buddies. Quicken will send overflow work to fee panel but the majority goes to the Metro Team...which pay 200 +/- and 1 day TT

What about TSI and Metro-West though? Are they connected together? I ask because of Greg Stephens role with Metro-West talked about earlier, and TSIs connection with Clearbox (as well as M-W with Clearbox).

You say that all the while championing the likes of TAVMA, CRN and even the likes of Clearbox clients. These are the very people who have chased seasoned professionals like myself and too many others to count in my market away from GSE work and into private and portfolio work. You are speaking out of both sides of your mouth Joan.

That means a bunch of folks who are neither ethical, competent or professional need to retire.

Those folks are still working. Fee mills who circumvent every rule in te book are alive and well out in the real world, sending out runners,signing off on trainee reports etc.....they are neither ethical,competent or professional.They practice unscathed by rules or any authority and usually with the AMCs blessing provided they are cheap enough.

You live in a vacuum. You are so far removed from the realities of the real appraisal world it is hard not to confront you on it. Go back to the Buzz and chummy up with the ProTeck,Appraisal Loft and other assorted POS companies who pay your bills. They buy the bullshht. We don't.

For anyone attending this fabulous event, please ask Mr. Stephens about his role at Landsafe when they were run by Countrywide. That should be an interesting discussion.
