Hello all!

Firstly I want to thank you all for all I have learned on this forum. This is such a fantastic resource of information, I wish I had it when I started appraising!

As the title suggests, I was requested to include a complete video of the inspection. I think this is a peculiar request. This is divorce matter and after looking up the property, it appears the property may be tenant occupied.

I am looking for some guidance on this matter.

My question is, has anyone had this request ever? Would you accept the assignment? Would you charge an additional fee for this added service?

I have never had this request but a client can ask for anything they want. Most smartphones can take a video now - I imagine the owner or occupant would need to give permission, so perhaps secure that first.

My first question is why. What purpose would it serve when it comes to the actual appraisal of the property. Sounds to me like they want the video for reasons other than "appraisal"
 
It seems to me this is a SOW decision. Per USPAP:
An appraiser must not allow assignment conditions to limit the scope of work to such a degree that the assignment results are not credible in the context of the intended use.

So long as you believe taking a video wouldn't affect your ability to produce credible results, I wouldn't think there would be an issue. I would, however, factor the additional work into my fee.

IMO-the Owner has the same capability as you in providing a "video" & still shots and during the C-19 mess the GSE' found that acceptable. I agree with Dublin on this, something smells of that request.

With the rampant "bias" being thrown around I would be very careful what you agree to do.
 
In my Company's Appraisal Policy Manual it allows me to agree to be videoed as long as ALL clients, attorneys, and judge(s) provide a video of all their meetings, phone calls, and documents. Which I always follow.
 
Practice doing it in your own house with your smart phone. If you can manage to take a decent-quality video that you can send or attach as a file, why not? Charge more for it if appropriate.
