Video of the inspection requested.

I think you may run into some privacy issues. What if the tenant does not agree to be taped? What if something non appraisal related litigated as the result of the video? How culpable will you be? Also kind of a PITA to upload said video. How will you transmit it?
 
Imo, the owner should accompany you and or get written permission from a tenant that it is okay.

Well, how do you handle the tablet or clip board and hold a phone. This is a GoPro or other video project with a cap clip or chest camera holder. And, yes, charge extra. First, you should be getting a premium for a divorce appraisal. Second, I would figure about double for the video. $800 for the report, $800 for the camera, and $800 if I have to attend court.

Do not talk during the inspection except to ask direct questions. And limit those as best possible.

As I said, I;ve never done it for an assignment. It would depend on what quality the client wants file size etc. It's probably cheaper to hire a professional for $200 for a half-hour video than to buy an $800 camera for it.
I use my smartphone for photos and carry it with a clipboard anyway. For a video, I'd walk the condo or house and take notes first, then on a second tour, just take the video. I'd practice first in my own house. I have the iPhone 14 with an amazing camera - the damn phone cost $1400- it is more like a camera that also has a text and call function.

Its not the video per se, it is what happens to it after you transmit it. Like the appraisal, it can go anywhere. Unlike the appraisal, it can be used for so much more than support for your work. And it can be altered. In a case like this where there is more personal interest than say an appraisal for lending, the chance for the video being used for other than appraisal support is fairly high. For a lender, I don't see it being as big an issue.

The tinted googles prevent the appraiser being accused of 'rolling the eyes' during the inspection by what they saw or what the HO said.
 
Any time with a dealing, if they ask for something you normally don't hear, they will become the annoying, or problem, child.

I stopped doing devorce appraisals, unless for a friend.
 
Divorce appraisal, video walkthru and possibly tenant occupied?

They're not telling you something.....Hard pass
This sounds like a hostile occupat and or client. Decline......... Believe me its not worth the headache down the road.

Conflict of interest doing a divorce appraisal for a friend. Bad boy.
 
Unlike the appraisal, it can be used for so much more than support for your work
Therein lies the rub. If they want a video of the premises. Just tell them you will do it under separate contract completely detached from the appraisal and on a different date and time. That way you can't be accused of any type of subtrafuge.
