Makes you wonder why they bother to number pages and paragraphs in books! :)
 
It is just my style to place the items I wish to emphasis on the actual URAR, then I usually repeat the comment and expand upon it on the Addendum. It is not right or wrong, it is just my style of writing. The point is, it is up to the writer of each report, the person who's signature that is on the report to determine what goes where, what items need stronger emphasis then others, not some computerized conversion program. I would hope any writer who takes pride in their work would want to have control over what goes where.

Steven, you would be arguing against yourself in this case, because the conversion program would create an Addendum page for you and move several comments off of your URAR and replace them with the all too familiar "See Addendum" statement.
 
In the old 1004 Forms you had plenty of space to write your data. That was one of my problems and questions when the new forms came out. They shorted the area for data. Some had already figured it out, some are now beginning to know why. And again explains why so many UW/processors call back for more explanation and you tell them it is their and keep on say "Where?". Then they want you to make an additional addenda and email it directly to them.

It seems all too "convenient" that the Table of Content page options will NOT convert with these conversion programs (from Clickforms). I always throw in a Table of Contents so that the reader knows when they have the entire report. But from my experience this option is not available with converted reports.
 
You seem to be hung up on the belief that conversion happens in cyberspace. The conversion into AIReady happens on the appraiser's computer. The appraiser can (and should) view it before submitting.

I have never had an AIReady conversion result in the removal of text from a report. I have converted reports into PDF and forgotten to include the addendum in the list of pages to print. My fault. Just as not previewing an AIReady report before sending it would be my fault.


Danny, I understand when & where the conversion takes place – I’m not to clear on the why. We’ve seen these “changed” appraisal reports for a few years now and have been lead to believe that the “conversion” was being performed by some third party along the report delivery route – so, it was not viewed as an appraisal issue. We now understand that this “conversion” is taking place on the appraiser’s computer – making it an appraisal issue.

We know that report content is automatically being shifted to an addendum. That’s a format matter and not really much of an issue in & of itself. We are now aware that the addendum to which that data has been shifted is excluded from that “converted” report that the appraiser sends to the client and we have been made aware that the appraiser may be unable to provide a readable/decipherable version of the report he sent to the client, if required – that’s an issue.

I can see a number of potential USPAP pitfalls facing an appraiser using this system – from Record Keeping through Standard 2: Real Property Appraisal Reporting. (I don’t even want to get into “Confidentiality” if the appraiser is knowingly providing data for “mining.”) My advice to appraisers using this system is to be aware and careful – be very careful.

We are now aware that the addendum to which that data has been shifted is excluded from that “converted” report that the appraiser sends to the client and we have been made aware that the appraiser may be unable to provide a readable/decipherable version of the report he sent to the client, if required – that’s an issue.

If an addendum page is not converted, that is a function of forms software that the appraiser uses, not AIReady itself. Some vendors do not support conversion of all forms. You would have to ask them why they don't.

It is my understanding that within a few days the ability to print it just as the client sees it will be available.

My advice to appraisers using this system is to be aware and careful – be very careful.

That is good advice. Until an appraiser learns how his/her particular software handles the conversion, he/she should review reports carefully. Our software had good support. I have yet to experince any problems with converting addenda, including aerial photos, etc.

It would be interesting to hear from any software providers out there. After purchasing the conversion programs and seeing how many forms did not convert, I was rather upset with my software provider feeling ripped off. Why the big fee for the conversion program if many of the forms can not be converted? Their response was the form choice for conversion was out of their hands, it was dictated by AIReady and Lighthouse.
 
Steven, do you incorporate all the things that would typically be found in the addenda now into the body of your report? Are they throughout the report or are they at the end and merely not labled as an addenda?
Assignments differ, plus what I do changes over time. Sometimes I have small summary tables in the research or analysis sections, with the larger, more-detailed information in a section called "exhibits" - for example - "Exhibit 1: Zoning Code Excerpt."

Thanks .. I personally use "exhibits" as well.

The damage may have already been done, even if they are backpeddling a printable version. And who is in charge of this printable version? I do not think the vendors are at fault here, they just worked with what they were given.
