Yes, why don't you make that comparison? I strongly encourage you to do so. I already have.

Unlike some, I prefer actual research to speculation. Yes, I had a client send a report back to me. It was identical to what I got when I used the ENV/PDF software.

The world is still waiting for someone to point out the obvious USPAP violation created by the conversion sample I posted. Surely one of the the fine gentlemen from Virginia or Texas or one of the ladies from Florida will post it soon.

Some keep clamoring for this to be taken into court. Well, in court one must have proof of an allegation. Simply stating something over and over is not taken as evidence of truth.

Where's the reply to my question? I would love to see a problematic property converted, especially one that required several charts and supporting addenda for additional analysis.

Thank you for taking the time to post your two examples. I've got a deadline to meet and don't have time right now to compare, so I tried to save them to compare later on another computer where I have a dual monitor. Your regular software version saved just fine, but the AIReady would not save anything except the blank form. Why would that be?

It probably has to do with settings in Adobe - you see PDF files don't necessarily look the same on everyone's computer :). I reduced the file size in order to comply with file size limits. If you are using an older viewer it will not show correctly.
 
Earlier in this thread I posted a sample of a chart imbedded in a URAR report that had been converted into AIReady format. I did so merely to demonstrate that it could be done. I could also post samples of aerial photos, etc. in AIReady reports. When one takes the time to learn how the software works the limitations are really not much greater than those found in most appraisalware (I like that word, George). Where there is a will there is a way.

That said, if an appraisal problem was so complex that the report had to contain multple charts, graphs, etc., I cannot fathom a pre-printed form being an appropriate reporting format. I just finished a report on a 21,000 sq ft home with a construction budget well north of $10,000,000. I did not use a form :).

I have done many complex properties that included lots of "eye candy." Most of those reports were converted into something other than the the native Word file. Of course, I always review the converted file before transmitting it as my appraisal report - that is MY responsibility.

Earlier someone mentioned the cost and time involved. If preparing a report in a certain format takes more time, I charge for that time. A unique concept, I know.

I try to asnwer all questions posted to me directly. However, chances of a reply do diminish when one accuses me of criminal conduct.
 
Criminal conduct? Is that for the slander comment a week or so ago? I am sorry if that was offensive, it was not intended to be. I was just tired of people associating Mr. Turner as someone who muddies the board's decision.

I have no issue with your conduct Mr. Wiley, but I would ask that if you have an issue with something that you take it up personally with me.
 
Certainly this is a complex issue. Those that created this problem now try desperately to defend it by comparing apples and oranges. Adobe PDF is a print driver it is not a "conversion" of the report anymore than using a typewriter converts a piece of paper. What is meant by electronic transmission? Generally speaking it involves a method of delivering an exact copy of a document. When we fax something we expect with certainty that the receiver gets a copy of the document we sent. If I print something into PDF and email it, I am certain you will get an exact copy of what I sent.
With AIReady you are not sending an appraisal report. There is no form, no format, no embedded signature, no nothing, EXCEPT a string of data AND even then not all of the data that was in your report. BUT you did not send an appraisal report. This is not electronic delievery of an exact copy of what was created by the Appraiser. Now, if you weren't doing an appraisal for your client and are not bound by ethics or standards then that's fine. But if you thought you were sending an appraisal report, then you need to understand that you didn't but you are liable.
As I've stated before there are easy solutions to this problem, the question is why aren't the solutions being considered? Why is it necessary to the defenders that AIReady doesn't need any fixes?

I don't know what proof would ever convince the Mr. Wileys of the world. What is it that you need to see, know, or understand about AIReady that hasn't already been said?

Yeah, you're right, I'm No USPAP Guru, I'll leave that to the experts. I'm just one of hundred of dumb appraisers with questions and no answers.

This is not even just about USPAP. This goes to altering documents for Federally Related and/or Federally backed (and now taxpayer bail outs) loans. This goes to the legalities of what they are doing to signed documents that alters those documents and then puts someone's image of their signature on a document that person did not originate nor get to even see IN FULL and/or keep and/or have access to.
