I really would hate to see this thread locked because this issue is way too important to many appraisers. I will do anything and everything I can to make sure it does not get locked. Banning any poster that is insulting other forumites, even insinuations, is what will be done.

The only questions relevant to a lender is how much is the property worth now, how long does it usually take to get that much for the property and is there anything wrong with the property. An appraiser could send them an email stating that the property is worth about $200,000, it's taking 8 months on average to sell a property and no, the property is in good shape. If the ground up steak satisfies their hunger and nutritional needs, then everyone should be happy.

All this stuff is designed to make it look like lenders are being more responsible by controlling the appraiser. The appraisal is probably the least likely thing to cause a loan problem and loss of money. They're trying to deflect the attention of buyers of mortgage securities away from their irresponsible lending policies and place it on appraisers.

We don't need government roolz or portal technology. We need honest, ethical and competent people in the mortgage industry... starting at the top.

AMEN - and none of the currrent goings on even begin to address that. It should be first priority, because the problem lies at the top.

Back to the basics of this issue. How do I retain a copy of what I see in the OADI viewer (presumably this is what is being sent) for my workfile?

for right now the best you can do is while looking at the OADI viewer press alt and prt scr. You have to do this with each page, and then paste it to a doc file. This will allow you to keep a pdf or doc of the file depending on how you save it.
 
Use the "Save" function provided by the viewer.


This will not allow you to keep a legible copy for your work file. You will get 80 some pages of sysmbols/code if you try and read it.
 
Yes. And the ASC has already had some heart-to-heart discussions with Boards that interpreted USPAP in a manner contrary to the ASB's interpretation. Why do you think states rescinded those infamous policies prohibiting exterior-only inspections?

I just caught this one. Oh puleeeeeeeeeeeze. I'll tell you why - because the money men and power brokers want their down and dirty cheap appraisals - and in many instances don't WANT the appraiser to see the interior. And that's not a guess - on more than one occassion some idiot on the lending side let it slip "well, we're just going to order a driveby because the interior is torn apart and if that shows up in the appraisal, the loan won't go through". Just because the ASC pressured various state boards doesn't mean it is proper, or that the resulting appraisal won't be misleading. But hey - as long as the loan gets done, right? Let NOTHING get in the way of the loan, especially if it's going to be foisted off on investors.............

Vegas is most definetly FA.

FNIS is a public company. Their records are open to anyone who wants to read them. The former CEO of FNIS is on the board of directors of a few companies, of which First American is one.

All well and good, but in a discussion of AIReady the appropriate company to be discussing is FNC.
