The same way I do now - by keeping an electronic copy of what I sent to the client. That is the requirement.

What is in my report is a link, and that link will remain, even if the supplemental material that link goes to is moved or changed.

I never link to something that would a required report element. The summary of the zoning I provided in my report meets the USPAP requirement. The description the reader could get by clicking the link in the report is not required material.


Correct me if I am wrong, but I thought the appraisal report is a part of the Appraisers Work file subject to USPAP?


Foot note: To answer the motive question you raised real early in the thread. I will be a witness in a civil trial next month. I will highly likely be questioned specifically about appraisal file storage, Appraisal practice operations in a high tech enviroment, etc etc.

In another assignment I have that is on-going I may be called to testify on a specific appraisal report that appears now to have been altered. This one is probably going to settle out of court.

Danny, that is the very crux of the issue. From what I’ve seen so far, it appears that the report content is modified, changed and/or truncated as it is launched into the electronic either through this AIReady process. Unfortunately, the appraiser no longer controls the report's content that he submits above his signature. The appraiser doesn’t know what is contained in the report (or what’s been carved out.) Nor can he produce a viable copy of his submitted report on demand. The appraiser is vulnerable on multiple levels.

As has been stated MANY times, conversion into AIReady happens on the appraiser's own computer - it does not happen in transit. If the appraiser doesn't know what it looks like it is because he/she is not looking at it.

There is no format that allows the appraiser to control the content after the report has been sent. A report etched in granite would not offer that kind of control.

Nor can he produce a viable copy of his submitted report on demand.

I think the sample I posted earlier clearly shows that statement just isn't true. If it is not possible to produce a copy, how did I post shots of something done 2 years ago? I had to get to my electronic file copy in order to make those screen shots.

The problem is that some want to dictate that I supply it to them in a format that is different than the format I supplied to the client. If the point is to provide a "true copy," why would anyone want it in any format other than the one sent to the client?

Please explain this to me again.

When you said the above did you mean that you have the software to open an env file and re-view it and get a Snagit of it? You said something earlier in this thread about having written your own shell program. Is that how you were able to re-view the env file? Or do you happen to have available to you the same viewer that the lenders have?

Or did you mean or did you mean that you just reloaded your native software file into the upload software and took a Snagit from there?

If that were the case, wouldn't there be a potential that software upgrades might have materially changed the uploaded view from two years ago?
 
The potential to retrieve an outdated electronic file is greater than the potential to retrieve a paper file destroyed by fire, flood, etc.

How does this concern correlate with an electronic vault depository?

Didn't you also acknowledge that the screen shot did not include everything that the client could see or everything that the appraiser transmitted?

Sure. That is true of all software.

I just opened a PDF file and received a warning that it might not look right because it was created using a newer version of Adobe. Ever get an upgrade from your forms vendor that screwed something up on older reports? I still have Word docs from the 1990's, and when I load them now they do not look the same as they did when they were created.

Yes, I did. Which is why I said that the report should be viewed using the medium intended. I can view that two year old report on my computer right now. The problem is that some are unsatisfied with that - they want a true copy, but in a different medium - an oxymoron.

It is like requiring a photo of a song you heard on the radio. I can write down the sheet music, photograph it, and send it to my state board. But if you really want to hear the song they need to listen to it.
