Steve,

Hang in there. Needless to say, I am shocked you did not get the position. I have been appraising since '97. From the few post I have read, you appear to be a hard worker that is very dedicated. I wish you were in the metro east area of St. Louis, MO. ( Southern Illinois )

Use this board as your reference. Most here can tell your no phoney.

I would do the 1099 way if available. You should be a self employed contractor. Making your home office is your place of business. Therefore anything away from the office is a trip fee. A % of your utilities, space is all a tax deduction. There are other benefits, but do check with your tax advisor.

Good luck and keep at it.

Lee,

Thanks for the encouragment, got the call back on the "4 week" follow-up, "interest rates are up, not a good time to take on any more people". Three more no's today but did meet one nice lady appraiser who was really impressed with my resume/sample appraisal package and took a few minutes out of her day to chat with me. She has 3 trainee's now and spends 100% of her time with them. No room for another. She's got the work to support another, just no more hours in the day to give to another trainee. Gotta respect her for that.

Except for a select 2 or 3, every person who I've approached has been receptive and courteous, even though they've said no or not now, they are impressed with my resume. So it keeps the hope alive day to day.

I have 2 more new offices picked out for visitatons tomorrow. Got to keep pluggin' along...
