Is that in between anger and bargaining? Or is it still stuck in denial?
 
you know they are scamming when they cannot disclose one address of any property that has been waived. secrecy in a free and open society is repugnant:rof: :rof: :rof:

Sales with financing show the lender, type of loan and the loan amount!
 
I don’t think there’s anything more cowardly than not having what it takes to stand up for your profession.
At least I don't lie. Stand up how? By indulging in misinformation? By making arguments in bad faith? Arguments which, even if they weren't based on an untruth, are still unproductive insofar as improving the well being of appraisers?

The long term demand for the conventional 1004 assignments that appraisers want to sell is going to decline as we go forward. Even at the lower numbers of licensees we are still oversupplied relative to the demand which existed prior to the interest rate increased in mid-2022.

Some incumbent appraisers will literally die over the next 5 years, but not enough to bring more balance to the supply/demand. Others are going to get starved out of the business if they haven't already and those reductions aren't going to bring balance, either. The oversupply of appraiser productivity going to continue regardless of what the appraisers do to "fight back". Not to mention the potential for $4500 PAREA courses to bypass the existing market-based barrier to entry.

Telling appraisers that some of them might be better served to transition either into other occupations or other areas of appraisal practice sooner and on their own timeline rather than waiting until they get starved out is a kindness for both those who end up staying as well as those who end up leaving. Telling them lies such as appraisers can "fight back" to either slow or stop this evolution is what's cowardly. You're basically pandering for likes from others who are also unwilling to confront their 5yr reality.

Whether it's fair, moral, just or not, appraisers don't have the leverage to coerce the lenders or the GSEs to refrain from exercising their various alternatives to appraisals if/when it suits their purposes to do so. No leverage. No course of action. Nobody at govt who will even listen to their argument.
