Walked through the wrong house, again.

I had an appointment and got there early. No one answered when I knocked so I got started and measured the house when my client came out of the "subject" next-door and asked if I was the appraiser and why was I measuring that house. I said "I have a new measuring tape and I wanted to make sure it worked before I tried it out on your house".
 
There's an old 14th century Russian saying that goes:

If you have never measured or inspected or at least knocked on the door of the wrong house, you have never been busy in the real estate appraisal profession.

This was years ago in my 1st years or so in business. I went the right # on the correct named road but it was East instead of West.

The funny part was this nice older lady let me in answered all my questions, and as I was about to leave she asked my will her taxes go up. When I tried to explain what was going on she told me I most of meant zzz and said if I was going she had some of there mail to.. The Bad part was that was back in Film days and I had to go get another roll before I inspected the correct home..

As far as the post that they would not admit it? Well I am human and yes I have made a honest mistake and learned from it. Has not happen since.

Many years ago....in @ 10 inches of snow I was measuring and photographing 613 zzz Street. The owner, nice & warm in her home, was watching intently as was the owner of 631 zzz Street, where I should have been. The owner of 613, said her husband often didn't tell her things, such as they were refinancing their home. And the owner of 631 said she thought maybe 613 needed an appraisal, too...Hence, neither came to tell me I was in the wrong place!!!
 
Years ago, right after I moved to Nevada, I had to have my home in upstate NY appraised for a divorce. When my attorney sent a copy of the appraisal, it was of the neighbor's home.
 
I went to the wrong house once. I was met at the door by a lovely cougar and I told her that I was there to do the appraisal. She smiled and nodded and asked me to follow her through the house. By the come hither look, the see through shirt, and the skimpy skirt she was wearing I should have known that I hadn't explained myself enough.

She led me down the hall to a closed door, she opened it to reveal a darkened room and she asked me to go on in. She followed me in and closed the door behind us. She flipped the wall switch and a faintly glowing lamp light provided enough light for me to realize that this was not an ordinary bedroom.

This room was equipped with a floor to ceiling pole, lounging mats, chains and handcuffs attached to the wall and a ceiling mounted sling chair. She winked at me and said, let's get started. With that, she quickly handcuffed me and put a gag in my mouth and I couldn't even explain to her that there must be some misunderstanding.

It turns out that she is a casting director for the adult film industry. I ended up missing the appointment to appraise the house down the street. She was such a nice lady, that I didn't have the heart to explain the situation. Now I appraise her house about 2-3 times per month.
 
Once, over 20 yrs ago in my 1st month as an appraiser. I was confused and went to the house next to the subject. Two teenagers were home and said they weren't expecting the appraiser until tomorrow so I went to work. Turns out that house had just sold and was being appraised the next day. Once I realized my mistake I had a lot of really good info for my best comp, the pending sale next door.
 
I did the wrong house one time. The street had a small kicked out section like a cul-de-sac and that part was actually a different street, but with street numbers that coincided with the correct street. Really weird that the numbers worked out seamlessly that way, and completely unorthidox that the small bumped section was a different street.

The homeowner had also applied for a home equity loan and was expecting an appraiser. I inspected the house and everything seemed normal. On the drive home I got a call from the correct homeowner who wondered where I was. I drove back to the correct house and the lady said the address problme happens all the time.

So I go to a rural part of the state with no 911 addressing (no street signs, no #s) I'm supposed to let myself into a red A frame ski chalet and followed the borrowers directions to get there. I do the exterior and go up on the deck to get the key supposedly left under the light fixture and its not there, luckily the door is left open. Its supposed to be a 2 bedroom 1 bath property but this place is big with 4 bedrooms and 2.5 baths. I get a bad feeling about this time so I pick up the mail on the kitchen table and its all for someone with a different last name than the borrower, so I got the heck out. 1 house further up the road was a little A frame with a key under the light fixture.
