Was just told to remove "places of worship"

Well.... now that it's more political and personal as opposed to appraisal.... I think one's views are more accepted.... even if they don't align with your own.

In the past, it was all appraisal.... with all the methodologies, guidelines, and USPAP..... like you said, it got serious. I read the forum for years and didn't participate at all. Lots of knowledge was bestowed.

It's sad because all that knowledge left. Appraising is not a valued commodity anymore.... residential that is. I just renewed my license and have another two years. I'm hoping for "one more wave" of real estate purchasing and refinancing before just letting it expire and calling it.
 
During Great Recession, I read AF for appraisal knowledge. Didn't post since I was too busy.

It's all related to no jungle gyms at playgrounds, low numbers of kids playing outside or walking to schools, autism epidemics, peanut allergies, nurses line dancing with COVID masks, low numbers of young people physically able to join military, explosive level of people on psych drugs, college dorms with granite/stainless kitchens, declining life expectancies....

I am not a rookie on places of worship and MV. I am vey experienced. I set SOW.

Cost approach is not out my SOW.

Income cap? NO.

I don't do income cap approach on places of worship if place of worship is H&B use for the real property rights on MV definition.

Your mixing different things if you try to commingle business and real property rights and MV definition.

Is the place of worship rented? That could change my plans, but income cap would still have very little impact on MV appraisal.

It would not be necessary on MV. Not applicable.
 
I wonder what response using the Government SIC code (8868) for the use would get?
 
How else are we supposed to describe this land use?
I've appraised many churches. My reports were peppered with the word as all of the comparable sales were a mix of churches and schools. I did have one that had industrial user as a highest and best use.
