Water In Crawl Space

mold spores don't die, they kinda hibernate. in the duct work you be blowing them around the interior. good environmental law suit, the inflicted home owner now owns your house. compensation for your professional neglect.
 
I don't see any duct work in the photo, even lightening it up does not reveal any duct work going up from the ground.
 
You also could do an "Above and Beyond Requirements" inquiry in the local neighborhood. Knock on a few neighbors' doors, tell them you're an appraiser (card shown), and that you saw an abundance of water under their neighbors house. So, you were wondering if they have the same problem and would they like for you to check. Then, you would have several close by similar locale areas for documentation in your report. "Such and such address to the north, south, east, or west has similar standing water from the heavy rains and this owner or that owner indicated it is (or it is not) a common reoccurance." But, like I said; it is still there and has to be addressed in the report about curing it.

I don't think I would want to take on that risk.
 
Most of the newer codes require a drain out of the crawlspace at the low point with a pipe through the foundation to the outside that drains to daylight (above grade wherever the slope requires). FWIW, the PVC waste lines should be supported @ 4 ft centers and at every drop or turn.
 

On Saturday, I saw 12 teenagers floating down the overflowing and raging Brazos River behind my lot in nothing but these. The normally 30 foot wide 4 foot deep river has been over 150 yards wide and 10-20 foot deep for over 2 weeks. My neighbor who is a soon to be retired fire department rescue employee from Midland says, "Idiot's like that are what kept me employed for the past 20 years. And what's a little danger if only 1 in 12 die?"
 
Hey, a couple of those and the Federally required life preserver vest and you can float down the Delaware River from New York to the Delaware Bay.

My favorite August activity. Truck tire tube and floating down the Delaware.

Are you crazy? You can't see underneath that river surface. You don't what dangers are down there. Reminds me of granddaddy who went hogging quite frequently as a youngster. They would get in old creek and small river beds with shorts and rub their bodies along the creek or river bed until they found a hole in the side of the creek or river bank and put their hand in there to pull out a fish....to eat of course. Some still do it.

I can remember the story of a great uncle of mine sticking his hand up in a hole and it going completely inside the mouth of a big leatherhead catfish and the fish clamping down, which catfish are known for clamping down if you put your finger in their mouth. They said when my great uncle jerked his hand out, it ripped a bunch of the hide off his hand. They got the fish though. That would have made youtube today.
