Turning Point For The Appraisal Profession

Dear Colleagues,

UAD 3.6 isn't just a software update. It represents a foundational shift in how appraisal data will be captured, delivered, and consumed by our industry.

For the first time, the appraisal report becomes a structured data product, not just a narrative. Instead of thousands of unique interpretations living inside PDFs, UAD 3.6 transforms every component (condition, quality, energy features, even floor plans) into standardized data fields.

What’s Changing, In Plain English

  • Floorplans must be digital, data-rich, and ANSI-compliant
  • Photos become sources of data, not just images
  • Commentary becomes secondary to structured, machine-readable fields
  • The Report becomes standardized and portable across systems
This isn't more typing, and it will create less ambiguity. It makes our work clearer, more defensible, and more respected by the investors who rely on it.

What This Means For Appraisers
Some fear this will lead to automation replacing the human expert, but UAD 3.6 doesn't eliminate the appraiser, it eliminates the grey area.

Structured data shifts value where it belongs:

  • Judgment over typing
  • Analysis over formatting
  • Expertise over narrative
Your expertise becomes the differentiator, not how fast you can write commentary.

Your Opportunity
UAD 3.6 creates new possibilities for appraisers:

  • Separating data collection from valuation analysis
  • Getting paid for verified property data
  • Participating in new business models that reward accurate data capture
Our profession finally has an opportunity to own and monetize the data we create.

A Preview Of What's Next

Clearbox is building tools that align with the future of UAD 3.6, digital twins, LiDAR-captured ANSI floor plans, and validated property data that appraisers can contribute to and earn income from, again and again.

We are building a modern ecosystem where:

  • Appraisers own the data they capture.
  • They are paid a royalty when that data is used.
We are not here to replace appraisers. Instead, we're here to make sure you prosper in the new data-driven valuation economy.

Let's lead the future. Together.

With respect and optimism,

Joan N. Trice
CEO/Founder

P.S. If you don't have a Clearbox profile or it's outdated, NOW is the time to get current. Don't wait "to see what happens". Position yourself to take advantage of the opportunities coming our way so you're not left behind

Never been on Clearbox. Never will. Poor shills. What will they do when "IT" happens?* (Read the book.) ;)

* The Book: "What if They Gave a UAD 3.6 and Nobody Came"? :ROFLMAO::ROFLMAO::ROFLMAO:

I wondered if anybody was going to post that self-promotion piece from Joan Trice. As usual, it's a sales job, she monetizes. Comply or die. Considering her Clear Capital (generous AMC? LOL), her monetized background checks which require WE pay for them, and some of her other efforts, I doubt that any of that blah blah blah is for the benefit of appraisers. Call me psychic. Or jaded.
Sometimes I wish I were wrong.

Oh that was a good one Fernando! :rolf:

You get big bonus points for picking up on the obvious that escaped me! ;)
I thought everyone caught it. It was ingenious of you to put the terrifying Freddy. So fitting.

She has a future as a stand-up comedian.
