cash on delivery...collect at the door
Again, that will tie you to the borrower and double your liability. I cannot imagine a judge who would not deem you to have a legal obligation to the borrower if they paid you directly and I cannot imagine a borrower who would not think you were working for them.

i never had one issue with payment from the borrower...but when the unethical stakeholders stole my business the bitter and angry borrower started to question my fee :ROFLMAO:

i cant believe appraisers want to wait 30-60 for payment...just remember it is not your money , it is the AMC's money until they pay you...business 101 :ROFLMAO:

^^^ pics or it literally didn't happen. Neither of the assertions you just made.

Back when all I did was GSE appraisals for fee shops we got stiffed on up to 10% of the MB-engaged assignments we accepted. Either the borrower wouldn't even show up to the appt or they'd hand us a bum check or the MB wouldn't pay out of escrow unless the deal closed or the MB would stiff us for the 10 unfunded deals they owed us for because one of their lenders allegedly cut them off because of one of our appraisals (which was always a lie). We always had invoices stacking up with our regular clients, and 30-45 days outstanding was as common as not except with the borrower CODs.

Obviously not all MBs were operating this way, but enough were to create the environment that you couldn't afford to just blow the MBs off every day if they're asking for an edge in the transaction.

appraisers have no concept of time value and money...:rof: :rof: :rof:

BTW, what happened to those appraisers that overvalued Trump properties?

I'll double post give me a minute.

Your minute is long past.

Anyway, I have no idea what his properties were ever worth. Since the Trump organization owned them, or by Trump personally (not likely), they should have a premium.

However, what I have seen in the media is that the judgment of New York judges, attorneys, and liberal news media does not inspire confidence in the veracity of their statements. It looks like their arguments are built on a stack of lies, misleading information, and unfounded assumptions of intent.

You can be sure that current appraisal laws, regulations, and guidelines are ambiguous and fallible, allowing a number of options. They are a mess in themselves.

So, I ask you, as an experienced appraiser: How are you so sure the properties were overvalued or undervalued? Or are you just basing that conclusion on the opinion of a liberal, anti-Trump New York judge?

collect your fee...and pay the AMC a fraction in 30 to 60 days...then it would be bye bye unethical stakeholders and hello independence :ROFLMAO:
