What a big crock of c#P!

Last week I posted a thread there and tried to start a constructive discussion but to no avail. It ended up as all appraiser discussions there do; WE WANT FREE COMP CHECKS AND PRE-DETERMINED VALUES!

I was hoping the unethical had begun to be culled from their ranks but I am afraid it will take much more time for that if it is even possible at all.

It is a rough and crude bunch as a whole although there a few who distinguish themselves as above the rest. I had avoided all broker work for many years but it does seem that there are a very, very, very limited few who want things to be ethical and correct.

Rather than wallow in the mud with them I would hope my appraiser colleagues would monitor their threads and interject some guidance to them in an elevated and articulate manner and maybe they will pick up the hint that were are not an instrument to be bent and manipulated but professionals who operate under a set group of standards and ethics.

One of the things they clearly lack is an understanding of the role of the appraiser and the standards by which we operate. Some truly want to understand while others do not care. All we can do is appeal to the better ones and hope their numbers increase in the future.

Well than why don't each us copy the posts and sort them, and then supply the names of the originators that are doing the pressuring and griping about the pressuring to the each one's state AG and ask why they allo wthis BS to happen. Here we have a forum of origintors that are admittedly supporting unethical and fraud like behaviour. Just a thought/.
 
CWD, not sure if I agree with you. Further governmental enforcement is not always the best move, lets try enforcing existing laws, before passing new ones. No amount of government intervention can stop dishonesty, it begins with each one of us individually.

When I said enforcement I meant enforcement of existing laws. I am keenly aware that passing new laws in the hopes of improving a situation due to lack of enforcement of existing laws is useless. After all, unenforced laws only result in the dishonest law breaker profiting from the situation while the honest self-regulate themselves to their detriment. And this is the current situation we're facing right now.

We need a new amendment to the constitution: All laws shall be enforced, shall have the funding necessary and available into perpetuity to be enforced until such time said law is repealed. Unenforced laws or laws suffering from lack of enforcement due to funding shall be repealed.
 
BTW, Any effort to license these guys nationally must include a mandatory USPAP course and include them in any enforcement of it. Many have no clue about it ad see many of their unethical and illegal actions as the normal course of business.

Fredrick........you have I believe gone to the core of the problem.........on the one hand appraisers who are registered and have a keen understanding of the legal requirements and on the other hand unregistered and naive MB and LO trying to make a living as unguided missiles.

It is absolutely absurd what is being stated on this forum.


Someone who knows their way around that site should make PDFs of some of the threads and distribute them to important people who make decisions. It might be eye opening to legislative types.

Is it legal to provide the posts from the "BO" style forum "as is". Not sure of the legality issues, I just want to be safe. I would love to put the time and effort into developing these PDF's.

If peeps are willing to send these PDF's I develop to their important people who make decisions, I will gladly develop the PDF's of some of these irrational perceptions of reality. Mass sending by appraisers is key. They will be "as is" with no frills. Contact me @ espealman @ gmail . com

You think they'll attend???? Maybe they'll get religion too! woohoo

They'll pay their kid brother $150 to attend the full 15 hour presentation
.....while they're out drumming up Reverse Mortgage business.

Even if they used fingerprinting to identify the attendees for USPAP and any other courses
............you can't make them pay attention.

However, the best regulation is "self"-regulation.

What I have observed since I graduated from college (Nixon was President) and first entered the workforce is an obvious general decline in ethical standards and public morality.
Fix these and we will then witness improvement.

I agree, way too many attitudes with "I deserve it" "It's not my fault"
 
I won't go over there, my IQ drops a dozen points everytime I go.

But, don't you see. That is the EXACT problem we have right now. The ethical appraisers, good or bad, ARE self-regulating themselves. However, those of us that "choose" to follow the regulations as they exist are, frankly, being out competed by that "choose" to ignore them. Regulations without enforcement leaves those bound by them the freedom of choice to follow them or not. Regulations are not a choice. They are a requirement. And we are bound to follow them by law.

So, if you want to fix this problem I suggest that the state and feds ENFORCE their current regulations. Period.
 
No one in government will enforce the "regulations" - regulations are there for SHOW.
If they intended to enforce them, they would have long long ago.
The investors who stand to lose (even more) money are the only ones with clout.
When they force out a few dozen hotshots, and insist on what was once known as
prudent lending, that, will force the cowboys to stop this cr@p.

You want changes, buy a share of CW, BofA, Chase, and Indy (total might cost you $150)
then attend, stand up, and speak out at a shareholders meeting.
