That is just so nuts! Do they expect you to list all the comps you didnt use in the report and why? I dont get it, what are they expecting? Sorry you have to deal with that. I agree time is money and this sounds like a lot of time.

Sounds like the fees to ??? Appraisal Services just went up. If they want to run a AVM after the fact, fine, just get ready for a new assignment fee, or an "open ended" assignment fee for conditions that they created and imposed. No free rides ???, the short bus burns diesel and it ain't cheap keeping the riders in helmets and Depends.:new_all_coholic:

Mr. OP, you have a decision to make. This is obviously a ploy to get you to hit value. It's ingenious, really. Think about it. When you receive your nth "secondary order" you're cut off. It wasn't because you didn't hit a target. It's because of your nth "secondary order". I would like to think that the reality is this will be used as a quality control procedure. But, I know better than to allow myself to believe that. I wouldn't put up with this for the low fee I'm sure they're paying.

Another poster said something to the effect of don't lose them yet, it's a slow market, over supply of appraisers......at what point do you decide enough is enough. Do we not see the trend? It's a race to the bottom. Those appraisers that win the race may reap substantial benefits in the future from the lack of competition. When is that going to be exactly? The RE market hasn't turned around yet. Oil is skyrocketing to $180/barrel (according to a Saudi I think). In 2002 someone from opec said oil was going to go to $86/barrel in 2 years. At that time it was like $40 something if I remember correctly. So I kind of believe it when they make these statements now. We're approaching or have passed peak oil production. That means it doesn't get any cheaper from here on out with an expanding demand for oil. The stock market is deflating at a decent pace. The number of unemployed is going up. Foreclosures are continuing to increase their pace. So what's the earliest that this is going to turn around? 2 years? 5? 10? The RE boom of 2005 is going to be the last one for a long time (generations) in my opinion. The writing is on the wall.

They may use that data to data mine it and sell it off to other vendors, maybe inspection/cleaning/insurance/painters/roofers companies, etc. or just have it to regurgitate as AVM data. The appraiser has become the data gather for the AMC's and they are "Loving You" with out any kisses or "I love you's" in return.........just keep holding on to your knees.

Anyone wanna guess why the fees we quote AMCs are much, much higher than our regular clients?

who is the AMC in question?

Lets encourage them to continue doing this.

They are on the verge of being B_Slapped by the IRS and subsequent State Departments of Revenue!!
