What does it Mean to Protect the Public Trust

the public has no trust in the government, doj, fbi, and most government agencies who really only care for themselves, and not you. public news is the worst. i think the average person thinks appraisers, although most never meet us for many years, trust us when we actually talk to them. i would say that i have no trust in any appraiser that works for an AMC at lower fees.
i would also trust most doctors, but praying that my surgeon wasn't the last one the grade list to graduate. the same thought with a bad appraiser.
from my long life in this business, this time seems a little more uncertain as to our future outcome. but working part time was always my plan when i got currently real old, and didn't just want to sit around the house.

Say what....
So the average person shouldn't trust any appraiser who accepts assignments from AMCs....
Geez, even if the AMC is a good AMC....
Some anti AMC forumites admit to working with both direct lenders and good AMCs....
Are those forumites both trustworthy and untrustworthy depending on their client....
 
Every eval I've ever done complied with both sets of requirements. Didn't cost me nothing.
 
Good luck trying to convince those ordering Evals that you want to complete an EVAL that complies with USPAP. They will say thanks but no thanks. Anyway, last I checked, it was up to 19 states and counting. It’s only a matter of time before all 50 states are on board, and appraisers can complete these and comply with USPAP.

dont worry about USPAP...it is useless

I never ask. I just do it. Nor do they ever have a problem with me doing it. Why would they?

Many Financial Institutions would agree with you. They do not want a USPAP-compliant appraisal when they are permitted to use non-USPAP-compliant evaluations. So instead of using the most competent and qualified professional to obtain a market value opinion, these institutions go to other non-appraiser professionals (i.e., bank clerks, realtors, accountants, etc.) No money for you. :giggle:
