Developing opinions with limited and incomplete information and then reporting it to people who have even less information is hard.

All we can really do is try to be as transparent as possible. Appraisal reports in general are not transparent enough.
 
There are many layers to the issue of how we got to where we are and it is very complicated. But bottom line, we failed as a group to provide convincing and credible reports.

We all do the best we know and can. Nobody wakes up in the morning and says I am going to do a crappy job today. It's not an easy job.

fannie forms, fannie guidelines, fannie rating system, fannie jargon, fannie CU review and they still didn't get what they wanted... :ROFLMAO:

Agree and when one steps back and really looks at how residential appraisals are done its now almost all paper work and not much about value. The GSE and Agencies Scope Creep is so bad that a 5 page report done in low tech days is now a 40 Page Paperweight. The Technology now should make a cookie cutter a 2 page report with a One Page Certification. Instead the scope creep was wiping out the positive of the technology.
