What exactly are these things in Amityville

I recieved an assigment for a property in Amityville on Schleigel Blvd. If you do a search they all come up as address 27 or 27-. MLS Public records has it as a "410 - Residential (Nec)". Geo Data has it as a "412 Condominium". Neither have a lot size. Usually a townhouse in Suffolk County or a PUD come up as a regular 210 (Single Family). I spoke to the managment agent for the property and he says its not a condo it is a "Home Owners Association". I have not had a chance yet to call Babylon Town.

Anyone with experience?

AHHHHHHHHHHHH are you kidding me!!!! I just went through all this with the HDFC CO-OP in Brooklyn!!!!!

Where do comps come from????? It was hard enough when I thought it was a Condo. Why dont these have a better classification on public records or a picture with a gun in an appraisers mouth.

Please Help!!!!

You should check out the sites that I posted...(BTW..I put on my Columbo rain coat,..and ran Schleigel Blvd on MLS search function and found 5 listings...then took the name of the unit and googled it and found those sites...) and maybe you should also google affordable housing complexs in Suffolk....

I know comps come from the market but what types of comps? Condos, Houses, I dont think this is comparable to a detahced residential house with an owned lot under it.

I still have no clue what it is, Kevin said do it as a PUD but what makes it a PUD or similar to one and why wouldnt it be a condo. THey are marketed as condos.

They are marketed as townhouses. Call the Town of Babylon to get your answer. There are both listings and comps and there is plenty to work with Joe.

Kevin I have been doing this for over 6 years and no matter where I go, who I work for or where I get the work from these jobs find me. I have done plenty of appraisals and maybe 1 in cookie cutter in Levittown. Usually I get the smallest house in an area or the biggest.

One of my first appraisals as a trainee was a 5 acre home in medford with a barn, horse run, pigs, cows, you name it. I didnt know what the hell I was doing.

About 6 months ago I got an appraisal in St. James with a ton of acreage, 2 houses, horse run, all restored last year, built mid 1800's house apparently lived in by the SMITHs of Smithtown. Lost my MB client cause it was on the market for like 2.0mill and he really didnt want that mentioned on the appraisal.

Last month was the biggest house in Brookhaven and it even had a Lighthouse!

Every day I have something new and exciting I know I will drive up too!!

Tomorrow is Canal front in Lynbrook no other sales similar...

Thats how I have always looked at it and I am really getting sick of it!!!


Who is feeding you all these jobs from hell? MB or AMC?

Like I said they find me. They look simple when I accept the order and than its a can of worms. I get work from everywhere homeowners, MB, AMC, Investor, Attorney, Realtors. I even recently starter to work for someone with way more experience than me to try and help me with some of these situations and he couldnt.
