What exactly are these things in Amityville

It's all just experience Joe. I have been at this since the early 80s. You are on a bad run (happens). Maybe next week you'll get lucky and get 5-6 Coops....:rof:. The Amityville job isn't that hard, it is what it is. Good luck.

One last question.....

You sad I had plent to work with but 1) the link didnt work because it was an MLS search 2) You said I had plent to work with but the sales are all over 1 year old and I cant use the listing for reasons I cant disclose ;) So really I have nothing....

Hmmmmmm....Thank you No.....My past week has consisted of a sale of a 3/1/1 in Bayshore on a busy street,m2:..a 6/2/2 cape in Islip...a R Ranch on .95 in S Shirley..m2:..A new Condo in Center Moriches...(over 55 of course...)....Pond front field review in 700.....water front in Bellmore....plus several easy ones....and I just found out that I will be testifing in court for a Divorce appraisal for a property in The Land of NO...:new_llying:

That is enough Strees for one week...:rof:
 
Terms

Usually a townhouse in Suffolk County or a PUD come up as a regular 210 (Single Family). I spoke to the managment agent for the property and he says its not a condo it is a "Home Owners Association". I have not had a chance yet to call Babylon Town.

Anyone with experience?

A little clarification on terms:
(1) A condo is a property type. A Home Owners Assoc is a group of people.

(2) A condo development, townhouse development, and coop development, can be and usually are PUDs. (not to leave out the dog that is barking his fool head off while I write this.)

(3) Of all these terms "Townhouse" seems to the least legally defined. Around here, it has come to indicate a single family on a very small lot within a PUD and usually not 1 of multi levels (not a stacked dwelling).

(4) Condo associations go with Condos. HOA's go "Townhouses". Both homeowner elected associations. I don't believe there is any other significant difference. Outside management agencies are used for both.

I'm not trying to state the obvious. These terms can become confusing and infact can change with locality.

The thing at 27XX Shleigel sounds like a condo. Those advertising these properties are probably not clear on some of these terms and regularly misuse them. Check with townhall for the final word. You'll need it.

Spoke to the town and they said the same thing and could not further clarify.

"unit is a condo or townhouse"


I called back the managment company and the man says "this happens everytime, its not a condo its a homeowners assc." He also said that the 10 year affordable housing is up and they dont have restrictions on the property anymore. He has nothing in writing to show me this.

Like I said, do it as a PUD. As for the subsidies, they most likely are up but don't worry about them. Just state that they were originally built as Housing Partnership homes in 199?. If there is any remaining subsidy payback, it will come up on title which isn't your concern. Good luck Joe.
