Honestly, I'm surprised by the lower than low fees being snapped up within seconds of a broadcast appraisal rate/TT request. Sad.

And of course that just encourages the batards to keep fees low... and then go even lower.
Remember when we used to knock on doors to solicit work from loan officers and originators? The reward was creating relationships where they would think of us first before sending the appraisal order out into the wilderness because they knew our work, and that no matter what- or where the property was, we'd do the tough ones and not just the easy ones. It's time to knock on doors again, pick your niche, become the 'expert' in that niche, and let your potential customer base know YOU'RE THE GUY to get the job done!
 
I’m not a fan of Yellen, but after record low interest rates caused housing to shoot through the roof, who would have thought that when rates shot up from 2% to 8% housing would keep those gains? Interest rates aren’t the problem for housing, not responding to current interest rates is. As hard as it is to hear, if housing doesn’t give back some or all of those gains, rates will stay high until income catches up or something else in the economy breaks. Stagflation has begun.
Yellen is actually funding Biden"s deficit with short term notes in order to not raise the 10 year note further so mortgage rates aren't impacted.
 
I thought I heard news the other day about Janett Yellen might raise interest rates...because of inflation. Just what all appraisers need to have her throw water on the fire. She must hate some appraiser who missed the bulls eye for her refi.
The Treasury Secretary doesn't set interest rates.

And when I make a bid, the client doesn't respond or says the order has been cancelled. Was it cancelled because my bid was too low.
At least with the old days with mortgage brokers, I knew what was happening when I do a "presearch" on a potential assignment.

True, but let's not pretend the bond market doesn't pay close attention and sometimes reacts when she speaks.

Either way, I agree with the experts who say rates aren't coming down until SOMETHING (commercial real estate, residential real estate, jobs, etc.) breaks in the economy.

I can't recall Yellen speaking spooked the market in the past. Only Powell has that power. 2nd most powerful man on earth.
