They are sometimes that stupid - especially texting... The board came down on 2 Realtors in Chicago for something similar recently I believe- Appraiser Christopher Posey...
Emails/texts/calls that go unanswered by the agent show a failure to provide ordinary and necessary duty of care.

The agent is concerned about not receiving a commission, commonly expressed as “protecting my client”, and is not a defense in this instance. It’s no different than the agent not allowing a pest inspector access because “that guy finds every flaw. “

Appraisers always make less....

During 2020 & 2021 I worked less days/hours and made more money....
Had I been 10 years younger during 2020 & 2021 I would have worked everyday and for more than 8 hours per day....
During pandemic I turned down more assignments in that 2 year period than I did in the previous 30 years....
Well, I guess you had/have a good nest egg…

I wish this were the case....
When I was your age, 40s, I took all assignments and drove everywhere (I was your age between '93 and '03)....
By the Pandemic period I was tired and just didn't have the juice that I had 30+ years earlier....

Since we know that appraisal volume is really based on refinances and not purchases....
It has been my experience that refinance volume increases when a tragedy happens (domestically and/or globally)....
So until a tragedy of some sort happens, appraisal volume will remain low....
But who wants to root for a tragedy to occur....

James, I have felt your current appraisal "pain" a couple of times during the past 3 decades....
And I hope you and everyone is able to get through it....
