Wow, why have I never had a nakkid lady????????

Did have a real estate agent show up at a vacant house wearing a very skimpy little sun dress with nothing under it. He was amazing, lol!
 
Hmmm, guess I haven't been in the business long enough to have any of the really good stories! Alligators, bulls, nekkid homeowners...something to look forward to! I did get flashed once by a drunken pedestrian in a distressed neighborhood..."Hey, baby, want some of this?" (no thanks, have an adult sized one of those at home). The worst experience for me so far was the "bug house". Walked into the living room and the floor looked black. When my eyes adjusted to the light, I realized that it was covered with hundreds of cockroaches. Made it through the inspection somehow, and when the LO got the appraisal (with lots of pictures), she called to pat me on the back "for work above and beyond the call", heehee.

No value added. Very "rubenesque" to be p.c. about it. In fact one would say an "overimprovement" :)

To top it off, the fee shop I was working for at the time got a call from the bank - client. The borrower wanted to make a complaint, claimed that I was rude and unprofessional during the inspection. Needless to say, the appraisal had come in short of the owner's estimate of value. $275,000 vs. $400,000. LOL!
 
No naked people in 25 years! What's wrong with me???????

Yep, managing agents charging for info on condos and coops is becoming all the rage. And they can get nasty about it. One agent wouldn't release any information until a 10 day hold on the check was up. "It's company policy".

Well, after a "smart bomb" phone call to the borrower I had the information I needed to complete the report on day 3.

Did a mansion once where I was followed around by the owner video taping my every move. In the formal dining room a cat had jumped up on one of the dining room chairs, large antique, he began screaming and grabbed the chair and thru it against the wall, smashing it into bits. During the inspection, the UPS guy pulls up, he runs out screaming at him to never use the main driveway, there is a service entrance.

I did a purchase appraisal on a Condo, List agent was with the snobbist realtor company in Tulsa. There was no one in HOA office, so I called the realtor. Some foreigner didn't speak too good a English. I supposed people thought she was sophisticated-I digress-

I asked for the data, she didn't know and didn't care, but I had better hop to it cuz it was going to close in two days. In my most polite voice, I said "Oh, Okay, well I can't finish this report until I have this information, and uh, the loan can't be processed, and you can't close your deal, and get your commission. "

It was simply AMAZING how the information was made magically available to me in about an hour later by a VERY polite agent.
 
Just thought of another one. I appraised a basic tract-type rancher in South Florida that backed one of those square man-made lakes surrounded by homes. The owner showed me a newspaper clipping from the previous year about a large duffle bag that appeared in their back yard one morning, full of coke. Seems it was dropped from a small plane and the pilot mistook the darkness of the lake for a nearby park which was supposed to be the drop point.
 
For those of us either lucky or unlucky enough to never have seen a naked lady there is a solution to enhance our chances. Start showing up at odd times of the day or night without an appointment. Of course, there may be a law against this type of activity in some states. :rolleyes:
