We did an FHA appraisal for a lender a month ago. My phone has not stopped ringing. He will not leave us alone. He wants more value, our reply was you have market value. We got more calls along that line. Now he wants us to change the report so he can use it for a conventional loan. I said this is a new assignment! He says it'll only take a half hour..I say a new assignment..I get this stuff all the time, and my business is dwindling on down, because I won't play the game. I'll get less stress flipping burgers! m2:
 
Why stress. Just tell him to FO or tell him you know another appraiser who could probably help him and then give him Brad Pack's number.
 
What's wrong with people?

People are no damm good.
(The only item that my brother, sister, and I all wanted from my mother's estate was this ash tray).

Or change your own attitude! If he wants it for conventional, what's wrong with doing a report using the previous inspection date and billing him for the work??!!!
 
Hears one I received the other day...

Greg, I recieved the appraisal today on the (Address) property. Since the appraisal came in 20,000.00 lower once again I cannot complete my loan. In the last few appraisals I have had to cancel 2 loans and I have had to order another appraisal from a different company to complete a purchase transaction. I have always paid you but this is the 4th appraisal. That means 1600.00 out of my company on appraisals which I cannot use and have lost my customer. Can you possibly relook at any other comparables on this property that might bring a higher value in. Can you please review any additional comps. Broker Guy...

Is the person an employee of a lender or is he a MB?
 
Greg, why don't you report the LO/MB to state regulators?
 
I have a bit of a different view on this. I think sometimes we get so caught up in our own terminology which we try to force on our clients, who frankly couldnt care less. Why not just say, not a problem, I can convert it to a conventional appraisal for you. Do you want the same date or would you like me to do it now considering any new or additional sales that have occurred in the mean time?
You have just developed a scope of work with them, put that in your report, and complete the NEW ASSIGNMENT accordingly. Charge as you see fit.
Continuing to argue with our clients over the minute details is not serving us or them well. You know what you have to do .. just tell your client, dont worry I know how to handle it and then handle it. Problem solved.
