I'd call it Q4.

Looks pretty typical of Q4 around here...
LVP or laminate flooring in main areas with carpet in bedrooms, sold surface counters, recessed lighting, tile shower

That same design in Q5 would be carpet and vinyl, FG shower, Formica counters, no recessed lighting. Also no covered porch and no roof soffit
 
I'm another vote for Q4. Per the quality of the construction Q ratings,

"adequate fenestration and some exterior ornamentation and interior refinements".

Based on the photos, I believe that model meets that definition.
 
I hate hardboard siding. Has more potential future problems than regular stucco

You guys don't think the Q5 description fits better than Q4? Minimum building code and inexpensive, stock materials?

Can you guys show me an example of new construction Q5?
 
Why would an appraiser think it would be above Q4. Don't confuse with C3.
