What's the point of take state exams

I did just pass the Certified Residential within the past couple of weeks. Failed the first time. I used Harrison's new review book. Studied it very intently. I did fail the first time. I then took a review course given by George Yager in NJ, read and studied the book he suggested and I passed. I can honestly tell you I DID NOT see many of the same questions. Concepts YES, but until you really understand certain aspects of appraising and are able to apply them you'll have a tough time. It's not an easy test for sure. The NJ Appraisal Board Director told me the fail rate in NJ is 80%.
 
RET in SoCal offer exam prep courses comprised exclusively of slides that frame test question-by-question. The intent of the course is to prepare for the test by associating certain answers with certain phrase/concepts. Seemed strange at the time that the State would sanction the course provider.
 
Passed with a 99 - finally!

I finally passed the test and still do not know what I was doing wrong the first five times. This time I made a 99 very happy about that but after the test I thought for sure I failed again. The only thing that I may have done more of was READ THE QUESTION FIRST - Find out what there looking for before you read all the details. I think that is where I was loosing it the first exams I took. I would get overwhelmed and taken off track by all the details provided in the question. Good Luck and thanks for all the advise!!!
 
That's the Attitude

Learn to solve problems relating to the six functions of one, read the first sentence or two of each chapter in your appraisal books. Stop studying about a week before the exam. Expect to fail but don't care about failing. Guarantee you'll pass.

Mr Boyd that is the best summary of the attitude that you have to have. Prepare, prepare, prepare then let it rip. Its like boxers who used to face Mike Tyson in 80"s they were so intimidated by his reputation that they were already beaten. People do the same thing to these test, they are so afraid of failure that they have already failed it before answering a single questions.

I took the exam a few weeks ago and passed the first time with that same attitude. Prepare, Prepare, Prepare then go for it.

Hi, I am preparing my AL exam and the compucram said in the prep test, market condition to be adjusted first and the rest can be combined and adjust.
Do I need to follow the sequence of :huh:adjustment separately? like Financial, Condition of Sale etc..to make the adjustment? thanks for for help.

Yesturday I culdn't spell appraiser...now I is one.
 
Cool: Look at the appraisal grid. There is a reason that it is laid out as it is. Financing, time, neighborhood, site, quality age, condition...in that order.
