Where Do These Cost Estimates Come From?

Look at acrylic instead of fiberglass.

Not estimating, not geographically competent in Michigan.

We are doing all tile in the shower.

You are in Ohio.....you can't get much closer than that. :unsure: Looking at your kitchen cost you would most likely have a pretty good estimate.
 
Then there is the window company on TV that come to your house and tries to sell $1,000 double hungs. I can't believe they are still in business. Guess most people have never looked at windows at Lowe's.

The ones with the catchy jingle music?

After my 1st rehab I decided will never pay to install windows again. OMG easy. I have NEVER had a smooth entry door install tho...I'll pay out the nose to have that done. Maybe it's just me but I've always had problems.

I gut rehabbed my bath for roughly $5500 and that included a standard size $1100 jet tub with heater, 12" porcelein tile, $550 vanity, corian top, toilet, two light fixtures and 2 new faucets. And new drywall, paint and labor.
 
So much on a rehab project would depend if owner does all or part of work themselves, how hard they shop for lower cost vs full retail price materials , quality of tile or marble /fixtures , if a GC or designer is involved etc.

-We MIGHT add a wall fireplace above the tub. It would be a hardwired electric fireplace.
I have no guesses about cost, but Mich, that last item sounds kinda dangerous.

Electrics and tubs are a bad mix - just ask the Rev Jimmy Joe Jeeter.
 
My bathroom remodel cost me less then $2,000. That is from floor joist and studs to finished. I did it all msyelf so that doesn't include any labor. This was on a "cheaper" home and a true started home. 1 bath and 2 bed room 1,000 sq. ft. under 80k home.

I helped my father with his much nicer bathroom and that cost his under $5,000 with us doing all the work. From sheetrock and subfloor to finish. THat was a much smaller bathroom as my mother has the larger one (yes, they have their own bathrooms).

My brother did the heated bathroom floor with closet, seperate room for the toilet, large tub and walk in shower. That cost him about $10,000 and most of the cost was in the tub and shower. So much tile in his bathroom but it does look nice. I think his bathroom is about 10 x 15 and then a walk in closet with shelvs he built. Not cheap 2x4 and 1x8 shelvs, but nice ceder ones with rounded edges using that tool I can't remember now. Again, all labor was provided at no cost but lunch.

I have always been told to bid materals x 1.5 to get contractor cost. On mine that would be $3,000. My fathers that would be $7,500 and my brothers would be $15,000.
 
Did a gut of a bath and put in a custom tile shower in my master bath, cost $2500 total, add $500 for tile, $250 for a commode, $150 for a Corian countertop and $200 for sink. $3600. Redid the hall bath, putting in a double-jet tub, new commode, new sink, new flooring, custom tile work - $3500.

New sink item - $600, Tiles - approx 70 at $10 each = $700 - Fixtures & plumbing items - $500 - Electrical items - $300 - New tub - $275 = $2,375 actual material.

Labor estimated at Electric - $200, Plumbing - $500, Framing & masonry - $1,500 = $2,200

4,575. Round that up for items and trash & cleaning, etc = $4,750

That's my guess, with labor. It's a small bathroom and there is not too much going on in there. The before and after, that's what we're supposed to look at right?

Hey, don't just go with the same old same old. Now is the time to get innovative. How about a Hawaiin style from the top shower plate? How about dual side shower and overhead with various controls? Those are awesome. Go with a steamer system and a floor to ceiling glass enclosure with a ventilation system for when you step out. Move on heated benches hot water style. Also could have interesting appeals added like stacker blocks here and there. What about something really knock your socks off like a waterproof technology or radio center? Definentely work your mood lighting with some heat lamp or something at least dimmers and multi lighting controls. Go with canned lights of several types with a total control point of use panel, which also has the standard over sink strip lights. Don't forget your water softener and steam water filter items.

Anyways. People are too generic with their bathrooms. Sure nice materials, yada yada yada. What about the luxury? Budget it in, because once it's there, the value in use jumps the normal curve.

What you really want is an old style japanese soak tub in the corner as well. You know you do! You you don't need that dang closet, just shorten up your wall distance inside the bedroom by framing in a strip closet, and use that whole walk in for the bath.

I talked to an electrician who said it would cost $200 to just look at the bathroom. If you are putting in a heated floor and possibly a fireplace over that, figure you are going to have to pay a lot more than $200 unless this electrician is a genius. I looked up the average cost per hour for electricians and it ranges between $45 to $65 per hour, with the 75th percentile at about $65 per hour. However long you think it is going to take the electrician to complete the work, double it. It is inevitable that some nasty thing is going to rear its ugly head and you are going to have to pay more than you thought.

Good luck with the remodel. Its a long haul, but worth it in the end.
 
I find that interesting that what you just worked up falls right in line with my estimate for a "typical" remodel. When you start talking jetted tubs, custom counter tops and sinks, heated floors, etc...that isn't a typical remodel.
